I missed a few:

  • "Every adult over 18 must fill out an application and be on the lease." I don't care if you are living with your parents. Probably not an issue for a studio but you never know.
  • "We don't hand out applications when we show it. We tell you that if you are interested, email my wife who will email you back an application." These days DW has them text their email to her ahead of time and emails back the application. A lot of people choose not to apply after seeing that the application requires job history, rental history, asks about criminal convictions and evictions, and has a release to pull their credit. That's excellent for us, the riff-raff is self-removing themselves.
  • "If you make an appointment to see a place, and don't show up and don't call us to cancel or reschedule, we will not rent to you, as you clearly have no respect for other people, and by inference other people's property." DW keeps statistics, and something like 50% of people who made appointments would not show up or call. Now she requires people to call the day of the appointment to confirm they are still coming, and still 25% of people won't show up after calling a few hours earlier to say they will! It's insane to me that people are so disrespectful, but what can you do.

Probably not what you want to hear but I would reface the cabinets and repaint the whole kitchen. It looks too dark to me with your new color scheme.

I think I have to sit on it for a couple of weeks before I take that huge leap into repainting the kitchen.

In for a penny in for a pound… might as well replace the kitchen cabinets while you’re at it to something more contemporary, and get some new appliances. Or paint them I guess if you still like the door style. :sunglasses:

IMO, it is the inserts and the black appliances that make the kitchen look dated. I would replace the inserts with matte glass (hides the contents while adding interest). If your play with Photoshop and “paint” your appliances SS, I bet the kitchen would look more in line with the overall color scheme).

I love the mahogany cabinets and I love the new color scheme, but clearly they don’t work together. I like BBs idea of trying a glass panel, and stainless appliances, but of course all of these ideas have associated costs.

I also like BB’s idea of trying some sort of glass panel. That will ighten the whole area up significantly.

Handles are getting replaced. Right now I have a couple of nice sea glass knobs on a couple of doors to test them out

I think painting them the same blue as the doors would look pretty spiffy. I’d try that in photoshop.

Try painting over the white insert with the same blue as your doors. I think the blue could be the continuation through both rooms but the mahogany base would be the defining aspect of the kitchen.

I like the idea of carrying the blue through the space.

I like the glass panel and stainless suggestion too. You could even consider using plain glass with an aqua-tinted film applied. We have a “frosted” looking film that still looks perfect after many years on the inside of an exterior window. Loaded some more photos. We are getting to the fun part installing all the stuff into the bathroom and painting is finished. New flooring starts today.

I bit the bullet and asked painter to spray oil based slightly more ‘beige’ paint onto the outside walls of the kitchen island area. The color is Sherwin Williams Gracious Griege. It looks fabulous and I am ‘this close’ to painting the whole kitchen and putting in stainless appliances. I have to replace the stove anyway because it is broken. This means I have to replace my countertop stove and pay for a very expensive oven in order to get the functionality I have in my current oven. Have decided I need to get the flooring installed through the kitchen because that will give another dimension to the color scheme throughout.

That Namib Fantasy quartzite is gorgeous! The master bath sconce near the sink (I’m guessing there are two) looks great, too. I think painting the kitchen and switching to stainless appliances will really be a worthwhile investment, bringing the palette of the kitchen into harmony with the rest of your spaces.

Normally, I would advise against painting pretty wood, but with your color scheme, the stained mahogany will indeed look out of place since there are no other stained wood accents left. Just make sure your painter uses special cabinetry paint. House trim paint will peel… even placed on top of a good primer.

@coralbrook - just to give you some info on OB rentals. My youngest D and her roommate rent a 2nd floor apartment in small building on Del Monte. It is 2 bedroom 1 bath about 700 square and they pay $2k a month. It does have tandem parking included and laundry for the building. The beach is two blocks away. They are in a nice block as it is only a couple blocks to bars and restaurants, but their block is quiet at night except for the parrots! My older D and her bf would love your rental if it was a 1 bedroom. She is currently in a tiny studio in Crown Point and she is looking for a one bedroom for her and her bf to move to. She is ready to be out of a studio though.
