And this is just to show that I did walk a little more, including a few sort of steep blocks. The flip house itself does not have a water view, although the new upstairs apartment has a broad view of the neighborhood.

Hi everyone. It was a pleasure to suddenly see Marilyn climbing up the newly built stairs as I was on the 2nd floor yelling at the guys about something. I’ve not been happy with them lately. After careful planning on Friday to make a list of materials needed for new walls upstairs, somehow we were short four 2x6 to finish the wall! So, two guys go off to Home Depot and somehow spend 1 1/2 hrs getting stuff and then come back to eat lunch. Pretty soon it’s time to go. That is not efficient and I’m not happy about it.

As illustrated in the photos above, the original power line from SDGE power pole was crossing the entire 2nd story we were trying to build. We built around it and had gaping holes in ceiling where water was pouring in everywhere. Not to mention the tarp we had draped over the main electrical panel exposed to the elements! It took 14 weeks for SDGE to show up and move power line to a temporary power pole. Install and rental of power pole was $1800 (for one hour of work by rental company) and then SDGE required that homeowners open a new account at SDGE, even though it was the same meter just moved to temp power pole. And then they charged $1,000 to connect to temp power pole for less than one hour of work!!! The whole thing is crazy. And now I have to build as fast as possible to get walls built to install the permanent new two meter panel, or I’m going to have to start paying extra for greater than 3 months for the temporary power pole because it has been sitting there for 3 months waiting for SDGE.

So the owners are living in the front house off an extension cord (in picture above) that is connected to new garage subpanel. The largest extension cord I could find was 50 amps so they have to be careful with blow dryers, microwaves, etc for about a month. Luckily the heat furnace, stove, water heaters and clothes dryer are running off gas or they would not have enough power to live without tripping breakers every day.

All of this has caused schedule and budget overruns, especially because we have spent a lot of labor tarping and waterproofing before every set of rain we’ve had over the last couple of months. Once again, have no idea how anyone builds anything in rainy parts of the country. It’s crazy

Luckily we were able to close up the new primary bedroom addition portion of the project (with white roof) and that is where we are storing tools and materials during the rain. The architecture of this house is sloped roofs so the roofing subcontractor suggested some crazy expensive white thick stuff that I’d never seen before. It’s called TPO roofing and is primarily used for large commercial buildings. When the City building inspector came to do an inspection he was very impressed.

So cool that two CCers got to meet up - and share the view of coralbrook’s work!

And what a lot of work that looks like. Great view from that place!

As noted, my final picture is not from the house, but from the street a couple of blocks uphill. The house is not high enough to get any water views, but the upstairs apartment does have a view over the trees and houses of the neighborhood. I actually touched base with Coralbrook in late 2014 when we were originally planning to move here to pick her brain about housing in the area. She was a tremendous help, and we’ve stayed in touch ever since. I always like it when she does work nearby!

Completely understand how fast everything in the budget goes awry and always upward!!
Keep calm, all of this shall pass soon and we can’t wait for the pics!!

Took a walk today and stopped by the construction. @coralbrook was not there but the guys know me by sight and one of them offered (insisted) to give me a quick tour. Checked with cb to make sure it was ok to post photos. She said yes and noted they finally got a roof on the 2nd story but the inspector won’t let them insulate and drywall downstairs until they have the house wrap and they’re watertight upstairs.

We have had a fair amount of rain, sometimes unexpected, over the last month!

And remember how I said there wasn’t a water view? Well, now that I had a window to look through :grin:, or perhaps a bit clearer day, I could see a bit of ocean and likely mountain range in Mexico, if I have my directions right.

So someone will be able to say, I can see Mexico from my house.

A couple more items of note further down the street towards the ocean.
