Most of the contractor crews we the homeowner hire bring a Honeybucket and a tent under which they can set up their tools etc. (it can be rainy here). If the company doesn’t provide that, we let the guys use the bathroom in our detached garage. Sometimes, they decline… we have forest on two sides of the lot… I don’t ask why. The indoor project guys have access to our powder room!
We have done two major projects with the same crew and didn’t even bother to bid out the second project because we trusted them so much. A good crew is worth their weight in gold!

Yes, square footage includes garage. Owner wanted it completely soundproofed, insulated, drywalled and painted, with lots of outlets and recessed lighting. So, it was built up almost as much as living space, less some plumbing.
Livable square footage was about 870 sq ft addition, with another 300 sq ft remodeled.
So maybe $315/sq ft for the new construction on new foundation which included a kitchen and two bathrooms, plus $15,000 for the exterior stairs with vinyl railing and then about $200/sq ft for remodeling the existing square footage
