Can you try posting only the street name in a sentence? That could be enough for us to find it. @dfin2013
@Madison85 I really don’t want the new owners to get a hit on this site if they google their address (or street name)!
I have all of the photo links saved, so I was able to combine some searching with the information here and those photos to make sure I found the right house. Truly stunning! Congratulations to @dfin2013 and her family on a successful move and to being closer to family!
I found it on the Z rhymes with willow home site by searching sold in San Diego in the hundred thousand range surrounding the price cb gave, and filtering down to sfh with pool. I think it was the 12th house listed. Then I had the address and I googled it on regular realty sites to see the listing with photos. The closed kitchen window is in pictures but unfortunately not opened.
Re street, the King certainly had a strong Spine.
Can be found with price alone on willow. Lovely!
When we renovate our kitchen, I want an island like that, to allow seating around the end - we often do wine/snacks with friends at our island.
Haha @dfin2013
How quickly you forget
the massive migraines while gorillas are jackhammering for days right next to your office
Trying desperately to contain drywall sanding dust that seeps through plastic no matter how hard you try
Discovering your newly remodeled master shower had a massive shower pan leak
Compressors, hammers, and pounding for months
And hearing us swearing upon discovering a boo boo…
My carpenter and I arguing about how something should be done
But the worst is the awful Mexican Pop music we have to listen to all day from the guys’ radio

Do you remember the manufacturer of the light fixtures next to the make-up mirror? I’m trying to find something very narrow and am not having much luck.
If you are inquiring about bathroom sconces at Kingspine, they were remodeled before we started the big project. I don’t know where the lights came from
Well all that is true @coralbrook! But it turned out SO GREAT, and I loved living there. You did an awesome job
@MaterS, for some reason I remember the sconce brand from the master bath. I bought them from a plumbing supply store, but it looks like they can also be ordered online. “Ginger Bath” dot com.
Thank you @dfin1013 I think that is the same fixture I have in my master bath except those are a larger size.
I’m sorry I haven’t been updating progress. Every single day is a grueling indecisive nightmare on this project. I am running around picking up stuff, returning stuff, getting more stuff, spending hours holding the client’s hand at 6 different countertop slab places (that all have the same stuff but she has to see everything).
We have rushed through installing all the drywall, mudding, sanding and painting the house. Just picking the paint samples took 5 days!! I must have put up 8 different colors on the walls and in the end she selected the one that I liked at the beginning.
I took some photos yesterday and loaded them with some explanations. Hopefully I will have time to come back and fill in with some anecdotes from the project
While we wait for coralbrook’s horror stories, here’s a cautionary tail of flipping and why it’s not as easy as it looks.

This house was bank-owned for a while. DW and I looked at this house and actually made an offer on it to the bank in the low 400’s. The place was a dump and basically needed to be gutted out.
It sold in September 2017 for $527,687. It’s not clear whether this includes paying off the town’s lien for the new septic that was put in, since it’s waterfront and the system failed so the town put it in the prevent pollution.
It went back on the market in May 2019 (almost 2 years) for $675,500, and price has slowly come down until it finally went pending at… $550,000.
So they paid $528K, had carrying costs for 2.5 years (taxes alone would be $15K), put in at least $50K I would think, and are going to clear maybe $525K after commission. Conservatively they are going to lose $100K, possibly $150K or more depending on how they financed it. Ouch.
I think the biggest mistakes they made were not re-siding the house, and not replacing the landscaping and driveway. From the outside it still looks like a rundown house, the driveway has crumbled almost beyond use, and the bushes are overgrown and ugly. So the first impression you get will poison the well, so to speak.
cb, reading your captions under the photos – this sounds like the Client from Hell.
Oh my. That is one difficult client.
That flip is very interesting. I was trying to figure out why they had photos of the same rooms empty and staged. I realized that the staging was ‘photo shopped’ onto the photos. I’ve never seen that in listing photos before, although I know there is special software for it
Yes, virtual staging is increasingly popular around here, especially on higher end properties.
Not sure if it is advantageous when you see a completely empty house in person.
In the house we bought, staging made zero impact on our decision… the major draw was the location and the lot features which would have been hard to capture in photos. So I guess sometimes virtual staging is there to get the people to the property.
Have to say the staging looked good in the listing photos of our “new” house.
This old house photographs very well on the inside, cracks and old floors and all!
Most people can’t visualize what a different paint color on the walls would look like, let alone picturing furniture or a new kitchen.
I got my cape house after in languished on the market for trip years and came down on price $200k, because no one could get past the moldy shag carpet and Early Spanish Inquisition decor and see the possibilities.
We liked our home so we bid the list price. We weren’t fond of the staging (avocado appliances anyone & coin operated washer dryer — none of which came with the house, thankfully), but the house layout was fine and that was important. Not sure I would even have toured a home with moldy carpet.
