Going to be landlord, need screening advice

Pizzagirl–send a letter kicking them out now. You don’t have to see him in person–in fact I wouldn’t. If he miraculously comes up with the rent, great. If not you (or rather relative) may lose another months rent probably because of 30 day wait. Get your 30 days started (if thats what the contract calls for) now. Eviction laws sometime require a whole other set of deadlines/letters etc. -it can be lengthy. Hence the advice to be nice, swallow the lost rent and hopefully the tenant just goes away (but send the letter first). If you go on promises to pay later you’ll just lose more rent.

So advice to OP–read tenant law in your state BEFORE you run into stuff like this.

The ball is already rolling down this path, sales contract signed…I am ordering about 5 books from the library this week. Closing is end of Feb, so hopefully we get it rented out by end on March. I have a little time to learn the ropes.
