How is the house selling season going?

No, a week from this Thursday.

Ok…That week and ten days will go fast…

Are you staying in the same area after you sell?

Mathmom,
My dad’s house, as you know, had… “character”…

Yes I am quite happy to be done with it. And sure, I could maybe have gotten a higher offer and then they’d want a bunch of repairs done. I know, really I do… But a girl can dream, can’t she?

^ Absolutely!

dstark, Yes, we plan to stay in the same area. I’d like to buy something much smaller that needs work. I’ve tried hard not to start looking yet, but it’s been hard. I look at Realtor.com every other day or so and dream.

:)…

You should set up your very own realtor alert so you can see listings THE DAY they go on MLS. The hot listings get snapped up by the time you might notice them on realtor.com. I use Redfin here on the West Coast. I get email alerts the minute homes come on the market, go pending, get sold, change price, and come back on the market. You even get notification for open houses, as well as sales history (like realtor.com and Zillow give you). Sometimes homes that are sold stay on realtor.com for months and months after they close escrow which I find really annoying.

Not sure if you can set up any East Coast zip codes but give it a try. Another good site is Trulia, although I prefer Redfin.

jshain, why do your prefer Redfin over Trulia? I used to, but so many of the listings on Redfin now require registration to open up… And what is the relationship between Zillow and Redfin now- aren’t they now the same company?

^I just like the Redfin format better, especially the map when you scroll down. It also seems to download on my computers faster. My realtor’s alerts also come over about 2 hours AFTER Redfins. The registration is no big deal and you don’t have to register EACH time, just occasionally, and I never get solicited from any of the realtors that are advertised.

Not sure if Zillow and Redfin are under same ownership.

I just signed up redfin and put in one of my “area” into the search. for one house that I have visited and the address was clearly identified on MLS, it is not on redfin as an defined location. Strangly, the photos of that house are loaded on redfin, but not the address. since I am first timer on redfin, not sure if this is the norm or an exception.

Don’t think this is a “Redfin thing”. Sometimes addresses are not listed IF the property is a short sale or is in foreclosure on selected websites.

Have my first showing today. A week on the market , this is the first real action. Weather has been awful, raining and cold, wonder if that affected anything. But the sun is shining, the house is ready and so am I.

Not getting my hopes up but glad to see something happening.

Redfin is behaving oddly when I enter my zip code. My zip starts with “06” and when I type it in and press enter, it takes me to “01” zip code. Not very helpful. I’ve logged out and logged back in and it still does the same thing. I’ll try again another day.

SisterSunnie: Good luck! I hope you have two offers by the end of the day!!!

A couple of recent comments inspired me to check out Zillow and Realtor.com for homes in our area. If Zillow is to be believed, there’s a three-to-four year supply of homes on the market. On Realtor, half of the houses are annotated “Price Reduced.” That’s an understatement, as I recognized many of the remaining homes and know that some have had drastic reductions (i.e., >50%). The other Realtor oddity is that the “date added” is being gamed … after some period on the market a house is removed from the site, then re-posted later as a “New Listing!”

Nice suburban towns in central CT.

You are right. When I punch in the mls number, none of the sevice can find the listing, including zillow, trulia and redfin…I don’t think this is the only exception. For some reason, the MLS did not release the address of this REO listing, yet released all the photos associated to the listing. It is a formal MLS listing by an agent, so I suppose you have to Search everything to find all the potential sellers. As reported Vballmom bought a house from FSBO on zillow. I am sure that FSBO is not listed in all web sites, especially on MLS. We also found some fake listings on the Realtor.com that is not on the MAIN(local) MLS, it was a done deal, but the agent has to list it some where to make the sale “official”. In a NEW home for sale for the area web site I am interested, I found some OLD FSBO houses… Also, many houses were sold in Auctions that have never been disclosed anywhere. There are too many things in this Real Estate business a layman will never understand…

I’m incredibly sad. Just looked at my grandparent’s former darling home in Wilton, CT on Zillow, and it has been scraped off and replaced with this ugly behemoth:
[27 Wolfpit Ln, Wilton, CT 06897 MLS# 98504665 - Zillow](http://www.zillow.com/homedetails/27-Wolfpit-Ln-Wilton-CT-06897/57420133_zpid/)

I know things change, but …

arabrab, that is very sad. That’s what is going on all over Fairfield County, unfortunately. There are many houses that are worthy of being torn down, IMHO, but manycharming small homes on great pieces of land that are being torn down so they can build a McMansion. It’s sad.

DH and I actually hoping our house would be a teardown so we wouldn’t have to fix anything up, but unfortunately, according to three different realtors, that was not the case. So far we’ve put about $20K into “fixing things up,” and I hope that’s the end of it.

We’re having an inspection on our house tomorrow and I have my fingers crossed that the guy says everything is in decent working order. Otherwise, more $$$!!!

Zillow is wildly off in our area. Houses with tax assessments >$1MM are said to be worth 1/4 - 1/3 of that. Our market took a hit, but nothing that bad. Sq. Ft. and other “facts” are nearly always wrong, too.

Sistersunnie, best wishes on your showing. We’ve just listed, and I’ll be delighted to get one within the first week.

We see the “New Listing!” nonsense here, too. However, any RE agent can pull up a history on the house and show when it was previously listed and all price changes. It makes some of the game playing seem even sillier. One builder would jack up the price on a house from $875K to $1.1MM, wait a few weeks, then drop it to $799K with a big fuss made over the drop. He had two similar size and quality houses listed for $1.3MM in 2007. After one sold for $1.1MM in 2008, he increased the other to $1.5MM. It sat until 2011 and finally sold for about $800K.

I am so not looking forward to dealing with house showings and keeping the house ready to be seen at all times. No sooner had we decided to list, then in-laws announced they’re coming to visit and dh wants no showings that weekend. Okay, I’ll accept that. What I won’t accept is that one of more distant relatives now wants to bring a dog here. Sorry, this house is being sold as “pet free/smoke free.” We have severe allergies and that’s always been a factor in our decisions, so we figure it may be important to others.

I’ll give it six months. If nothing happens, we’ll take it off the market and relax during the holidays before trying again. However, short of taking a 50% hit, I’ll do my utmost to get it sold this year.

Talked to a coworker about rental properties in Boston. He’s looking to buy something now, rent it out for a few years and then sell it with a backup plan of moving to Boston for their retirement home and selling their home in the 'burbs. Seems like a lot of people are thinking this way. He used to live in Boston and enjoyed it.

More like a realtor TACTIC than an oddity. Many “status updates” occur when realtors reduce home prices by as little as ONE DOLLAR, just to refresh an email alert of a home listing.
