Emilybee, that may be true away from major cities, but homes like these within 20 miles and easy commute of a city will not be a dying segment…in the rust belt, you may be correct

I think they thought they might want to buy and knew they could take a closer look. When they first looked at the house, they knew there was an offer on the table and that they had to make an immediate offer. They left after the showing and went back to the agent’s office and fax’d an offer 2 hours after they first saw the house. It never sat right with me. Who buys a house 2 hours after first laying eyes on it? The next morning they sent a list of questions, including weird stuff like could we provide the warranty documentation showing how much warranty was left on the Anderson windows. It’s a 25 year old house.

The agent said that it was the inspection from hell from the moment they arrived. There’s stuff that needs to be done (there always is), but the house is solid as a rock, built by a top builder, steel i-beams in the basement, etc.

So, anyway, I really don’t know what the deal was.

I’m glad that the people who wanted it are getting it. We kinda screwed them taking the last minute offer and I’m sure they were devastated because they loved the house and thought they had a deal – they did, we had already told our agent that we would take their counter-counter offer and were just stalling before making it formal. But, we had no choice really. The “too-good-to-be-true” offer was impossible to reject.

It all appears to have worked out in the end.

Antioch is a bad example and I won’t do it if you pay me. The example I gave is that house I bought for 140 with market 200+(depends on the upgrade) I can get poisitive cash flow and appreciation at around 8%, but I’d rather sell it and buy another.

In some ways…you are lucky, interesteddad…the first buyers could have told you to take a hike.

We bid on a place twice…
Kept getting no for an answer…
I told my agent…they have to be kidding…

Then the sellers finally came back and said they would accept our second bid.

I told them to go … …

They ended up offering the place 8 percent lower than our bid…

Artloversplus…Since you dislike Antioch…as I do…

I take it you dislike Pittsburg and Richmond too?

Both buying and selling gets so emotional. I’m not looking forward to this at all.

Believe me, I know.

Fortunately, the too-good-to-be true buyers walked very quickly – just a couple of days. And, it helped that our agent and the buyers agent have worked together for years (and are two of the best agents in the area). In fact, our agent already had the deal before she called me to say the buyers had walked. But, I already “knew” after a 4.5 hour inspection.

Yes…it does get emotional…

When I was selling my house last spring…
I thought I would be above all the emotion… I have been trading all these years…selling a house is just another deal.

And I did keep my emotions in check…

But one time during the process…I shocked myself…I hit the roof…the roof of a very, very tall building. ;)

Goodness. We had a seller’s inspection today and they were only here for an hour and a half, looking at the big stuff.

dstark, Yes, it’s just another deal, another trade; but it’s your money – significant money – that’s tied up, and you can’t move to the next stage of your life until you do this deal. Also, you have strangers all over your house, poking into your closets and criticizing how much you neglected the yard for 20-plus years, so one is bound to get a little defensive.

Well…interesteddad…at least things didn’t drag on…

VeryHappy…hmmm i thought earlier you already had a sellers inspection…

Yeah… your second paragraph…you’re right.

The reason that I didn’t post a running commentary in this thread is that I really tried to stay detached from the process. We had a top agent and I figured I was just going to let her do her thing. Leave when they tell me to leave. Not get too excited at every “good showing” and so forth. I was upset when a buyer walked in the middle of a sequence of offer, counter, counter, counter – but in hindsight, all you can really say is that it wasn’t the right house for them or we would have gotten a deal done. As it turns out, the husband wanted the house, the wife didn’t.

dstark,

those are the places I won’t touch even in an auction. But believe me or not, there are worse places in Ca than Antioch, how about 29palms? NOw-a-days, Morgan Hill is on their “Featured List”.

Things do work out…

My wife and I were so done with our place…

I never wanted to go back there again…but somebody invited me to visit…so I did…once…that’s it…time to move on…

Remember VeryHappy…as much as you want to move on…somebody else is going to want to move on…to your plsce.

Friends of ours knoe the buyers of our old house. We wamted out. The buyers.?
LOVE the place.

Funny how life works. :)

Oh, our house is a wonderful house. The right family will be very happy here; we have been for 25 years. I just hope we get the “right” price so we can move on and not have any regrets economically.

Ok…VeryHappy…sending you good vibes…

Artloversplus…I appreciate your thoughts. I don’t like the areas. Friends say buying in these areas can be good deals. I have large doubts. I don’t want to own properties in these areas. I guess more deals I can turn down. :)

I don’t know 29 PALMS…

What is 29 Palms?

29palms is a town in the middle of desert some where in S. Cal.

I grew up in the East Bay of the S.F. Bay Area, in the town of Moraga where St. Marys College is located. Antioch is not my cup of tea, either, but do I like Brentwood which is a neighboring town (NOT to be confused with Brentwood near Beverly Hills). Antioch is near Pittsburg and it can be even sketchier than Antioch.

I would look at a rental in Pleasant Hill or even parts of Concord, rather than Antioch, if I were you.

My brother used to have a retail store in Moraga. At the Rheem Shopping Ctr…

I put fliers on windshields of cars at St. Mary’s.

This is a long time ago…

Moraga is a nice secluded spot.

I guess 29 Palms is not going to be on my must see list.
