How is the house selling season going?

Brokers’ Open House tomorrow. House is as good as it’s gonna get.

Good luck VH!

Good Luck VH. Its easy to keep it look good for one day, not so easy for a month or longer.

Yes Artlover, it is harder for the long stretch. I’m growing weary of sweeping myself out the door every morning!

I’m waiting for the electrician, and the painter, and the pool guy. Tomorrow the carpet and the plumber come. It’s coming into the home stretch I think…

We are happily at college orientation the week the house goes up for sale. At least one week we don’t have to clean after ourselves.

I think when selling a house, it is good to have the carpet cleaned, but not replaced. You will never please all buyers with the color of new carpet.

^I think it really depends on the color/style of the carpet. If it is neutral, than I agree but I’ve seen carpet that really detracted from a home.

We’re having about a showing a day as we approach the end of the first full week on the market. Open house Sunday. I’m already tired of “sweeping myself out the door” too :)

One of the brokers who toured the house this AM is bringing a client to see it this evening. I’m smart enough to know that means absolutely nothing in the entire scheme of things . . . but a girl can dream, can’t she?

VeryHappy… You are going to sell your house…

Even jym626 sold her parent’s house… :)

Oh, I know it will happen eventually. And at some price – if not the listing price, then some price.

It is going to work out.

What the brokers said today: “A lot of room” and “Needs work.”

Well, we’ve done all the work we’re going to do, and the price reflects that. So, there it is.

I have a question: We plan to buy a smaller house in the same area. Is it appropriate and, even, desirable to use the same realtor for the purchase of the new house?

Why don’t you see how the selling process goes first. Then you can decide. You can do whatever you want.

Agents love to get both sides of a deal and will often give you a discount.

My mother’s condo in FL is finally selling. The inspection was today, and I’m hoping they didn’t find anything. The place really is in perfect condition, since it has seen no more than 4 months of actual use. I was OUTRAGED to find out that she is being charged a total of $400 for three estoppels on condo fees. She pays all of them by monthly automatic debit, and it will take them perhaps 15 minutes to complete all three. What a bunch of thieves! This is really a racket.

VeryHappy…how did it go yesterday?

Consolation…at least the condo is going to sell.

Another house a few streets over had a Sold sign up when I drove by yesterday. It’s been on the market probably 4 months. I am sure they are thrilled as the house across the street, which just went on the market a few weeks ago, sold in one day.

Emilybee…looks like things are popping where you live.

A realtor in Marin told a friend that he is representing 13 buyers at different price points…and there is very little inventory.

dstark, thanks for asking. It didn’t happen last night; the prospective buyer got caught at work and couldn’t make it. There is supposed to be another showing tomorrow afternoon, with a different prospect.

My realtor had warned us of another house coming on the market at around the same time that would be “competition” for ours. When I drove past the other house, I was concerned. However, their listing price is 14% higher than ours, so I think that puts them in a higher “neighborhood” than ours. I think that even though the houses are a similar style, their higher listing means they shouldn’t be direct competition with ours.

I hope.
