How is the house selling season going?

Where is the right of way to access the tower? Does the company have the right to expand the tower, put in another one, and/or put in a larger one? Do they have the right to take down any of those 100-year-old trees?

The cell tower will lower the value of the property IMO… what sort of income does it generate?

Although the medical and scientific community is at odds over the impact of health issues related to cell towers, I wouldn’t take the chance. That, along with the points raised by notrichenough would make it an easy decision for me.

Thanks all for the good advice, especially about the lease terms that need to be reviewed carefully. It would involve too much hassle for my tastes, but then again, I’m not the buyer. :)

Things continue to sell around here. Lots of new construction, too. Builders are not in a rush to go down on their prices.

Closed escrow. Yay!

A bit of sellers remorse because last two houses I sold went up 80% and 130% afterwards.

Yay, tigerdad!

BunsenBurner – around here parents have fought fiercely to keep cell phone towers off school campuses, so I’m taking that as a big negative, but my brother lives two counties over and has active oil & gas wells within 1500’ of his home (and I’d guess within '500 feet of the closest homes) and folks there seem comfortable.

At least out here, the mineral rights were stripped from most properties many, many years ago. I haven’t seen a sale of a home that included mineral rights ever.

Tigerdad, congrats on the sale.

arabrab, thanks! Good points. The friend still loves the lot, but if I were the buyer, I would not pay even 1/2 of the asking price. There are more attractive properties available around that area, IMO.

BB,
IMO, I won’t buy some thing near a cell tower. of all the places you can buy why pick trouble?

I agree about the cell phone tower.

I also won’t buy something close to an Interstate highway on which trucks zoom by. When the major accident happens, it’s not fun to be close. And when the chemical spill happens, it’s downright dangerous to be close.

Thanks arabrab and BunsenBurner.
Now house hunting starts.

Congrats, tigerdad14! Good luck with your new home search.

My wife gave me an early holiday present on our new home-- she had the cable guy wire it for SIX TV’s. We currently only own 2 very small flat screens. My big screen TV on our last home was a projection TV. Got to keep reminding myself how “old school” I was and now going to go big screen TV shopping!

^^^Oooooooo, what fun. I’m looking forward to the same type of fun, once we dump this albatross of a house.

Showing today at 11:00 AM.

Good luck, VeryHappy!

Thanks. No feedback yet. No note saying they want to make an offer, either.

Ha ha.

Menloparkmom,

Is the housing market still booming in the south bay?

We had a lot of houses on the market in our area this past winter, but this summer we have had almost nothing. At the moment there are only a handful of houses on the market at all in the whole city and they are all dumps that are probably never going to sell. Our circumstances changed recently and we were able to raise our budget quite a bit, which would have given us a wealth of options in February or March, but now there is nothing. I am hoping there will be more on the market soon even though supposedly summer was supposed to be the best time. Working on getting connected with a better realtor now… our second one was fired after we lost out on several different houses because she stopped bothering to return calls or schedule showings until two or three days after we asked. If you don’t get an offer in here the day it hits MLS you don’t stand a chance, so we are hoping to find someone a little more proactive.

We are going out of town for a week in August and I have my fingers crossed that something will happen before then so we can start getting this done. We were supposed to move by November and I don’t think that’s going to happen anymore!

Good luck, Ema!

I wonder if your thought about summer might not be a little wrong. I think that a lot of families with school kids particularly like moving in the summer, but perhaps as buyers without school kids you’ll have some better choices in the early fall. I hope so.

My realtor said the hottest times, and thus the highest prices, were in the summer when the house would be closed in time for the kids to be moved in time for the first day of school.

On one hand, realtors tend to push sellers to get their houses up in June, rather than August. On the other hand, there is less competition if you are looking at houses in August and September.

The buyer’s loan company had two appraisers in, and apparently the house appraised to what the buyers needed to qualify. The loan came through. Buyers asked to come by next week in the afternoon to measure while we are out. My signoff day is Thursday. We are really moving!!

I am wondering what on earth happened to the market here, I am not experienced enough to understand what I am seeing. We’ve been looking consistently all summer and right around May things just dropped off here… there’s just a whole bunch of nothing right now and it’s been that way since maybe May, and prior to that there were seemingly dozens of new houses coming on the market daily.

The only listings I see anymore are a small handful of dumps that have been for sale forever. We drove around yesterday and saw only a couple for sale signs, and those houses are listed for a good 100k over what any of the other houses in the neighborhood have been selling for lately… not sure what to make of that.

Ema, I don’t know where you are but in my town the selling season is pretty much over. As someone mentioned - it is due to parents wanting to be in a house when school starts - and our schools are the main reason people move to my town, as you pay more for your home, more in property taxes and get less house then almost any other town in my area.

Only the ones who are asking too much for homes which also need a ton of work are still on the market.
