How is the house selling season going?

Yes you are, but if you specify “AS IS” then the price offered will cover all repairs specified on the termite and other inspections report.

That a lot of termites, lol!

Now a days, they consider water stains as “fungus” it is part of the “termite treatment”, hence, got on the section 1 report. Basically, you have to replace the water stained wood per the termite report. Granted, some of wood does get soggy after soaking for a while, in most cases, if you dry it out and do not add more water on it, they still hold very well.

In my house, there was no termite, but the section 1 indicates a $10,000+ repair bill. The sub-floors of both bathrooms have soaked woods due to careless caulking, the cost of repairs including removing the bathrooms and put it back!

Hi all. Slightly different username here due to the clock malfunction on this site, old username had “bass” in it. Just got first offer on house…it’s been on the market since May. Butterflies…

Good luck OH ! Are you moving away from Cincinnati, or just to a new neighborhood?

Not Cincy, NE of Columbus. Just downsizing/selling house ex and I still own together.

We have two showings Sunday and I don’t need to answer this offer until Tuesday so we’ll see what happens…

Thanks!

So…son and DIL have finally signed the final papers on the house they want to buy in Boston. Their offer on the house was accepted all the way back at the end of September! Sellers were very difficult to deal with…when it finally got to the point that my son and DIL were ready to walk away from the deal and start looking at other houses again, the sellers’ realtor finally talked some sense into them…

The closing is now set for the first week of January. If the sellers do as promised.

Fingers crossed for you OHMom, perhaps more offers will be generated by the showings on Sunday.
Good luck to your son and DIL Boysx3, hope things will go smoothly from now on. Trust the “complications” haven’t made the house seem less attractive to them.

Thank you onetogo…it’s been a long 7 months. I’d love for this to work out so we can move on.

Inventory for resales are way down in the areas I am monitoring, we are in the Greater SF metro. In one area, two miles radios of my home, it used to have 20-30 active listings, now its down to 7-8 and some of them are over priced with 150 days or more on the market. Pending sales are way up with lots of them going off the market after 3 days. Next year will be a great year.

So OHMom, what news?

My parents’ house has been on the market for 7 months. We’ve just accepted a good all cash offer. The only problem is the closing is set for January 17 and that house is full. We’ll get it cleared out somehow.

I can relate, wellspring! My father’s condo in Hawaii sold in 7 weeks and it took two trips to clear it out. And it was a small condo! I can only imagine how long it would have taken to clear out a house…

Good luck to OHMOm and all the rest of you sellers!

is there a general sense that the market is finally beginning to improve/move a bit, for real?

We are back and forth. I countered, they countered, we still have some distance in between.

We have a contract! After a full year listed with a full-service broker and only one really lowball offer, we let the broker go and put a FSBO sign out with some fliers. Lowered the price quite a bit too. Received two offers within the first ten days and picked the family that seems like the best fit. They use an agent so we still have a 3% commission to pay, but at least she will help things go smoothly.

Now I’m sitting here waiting for the home inspector. They are also sending a roof inspector, which is actually someone who owns a roofing company. Wouldn’t that person just try and sell a new roof? I don’t understand how someone who earns $$ to replace roofs could be a very objective inspector. How do others handle this?

Congratulations, JustTryHarder!

I have no idea about the roofing inspector. I agree with you. As the seller, you might not care, unless the fellow says the house needs a new roof and the buyer wants you to pay for it. How old is the current roof?

I suppose it’s their inspection. If they ask you to fix anything or pay to fix anything, you can always just say no…or offer to fix anything with YOUR roofer ;)

Roof is in 2 parts: an older Ludowici clay tile roof and a 2 year old flat roof.

Just got a lecture from seller’s agent that I should not worry because she recommended the roofer and she wants HER commission too. Not sure what to think about that. I think I’m just nervous. This is a very old house, in our part of the country anyway.

Funny, I used to work with Ludowici a few years back, web stuff. Their HQ is not too far from here.
