How is the house selling season going?

alp - OMG, my 12 year-old could land in that yard. Just come in low and make a three-quarters spin to fit the tree between the missile pod and the airspeed lance. Gracious!

If $70,000 is too rich for your blood, here’s a 4 Bedroom 2 Bath in the heart of the city … for just $12,500. Sweet! (No room to land an aircraft though. Would that rule out this palace?)

^^is it on a flood plain?

Um, let’s just say that you’d never have to worry about a water supply.

^^ understatement of the year, LOL!

mpm - I used to work in Redwood City. I traveled through Menlo Park many times. Any chance I can find a 4 Bedroom home on two acres in Menlo Park for under $60K? No? How about in Atherton?

Poor Cairo. There is not much left in that town.

Cairo and East St. Louis … Can there be a sadder pair of bookends in any state?

actually, if it floods only every 60 years, I’d take a chance. Most likely, I won’t live that long to see the water again. :)

with global climate change, its more likely to flood every 6 years…

artloversplus I have a question for you. You had stated earlier that it’s impossible to know a purchase price if the buyer wants to keep it confidential, using the Russian billionaire’s house as an example. However, the country transfer tax is public record. Since the tax is 1.1 per $1000, purchase price can easily be derived. Am I missing something?

Yes, you are. If you go to the tiltle of the home, you won’t find any thing and the county tax basis is also confidential. It would be too easy if any trace has left for calculation. This also happens to large commercial transactions.

That’s interesting, in my state everything is in the public record, you can’t make any of it confidential.

If you need privacy you buy through a trust or some other mechanism to shield your identity, but the price and tax details are always public.

It’s in the public interest - how else can you be sure someone is paying the correct taxes, or that your property is properly assessed relative to other properties?

Can you point me to a link where residential property tax is confidential in California?

It’s true that the title can be silent on the transfer tax. But a simple query at the county courthouse will give you the transfer tax dollar amount.

Property tax and transfer taxes are public information. Given the transfer tax, the purchase price can easily be derived.

From the LA County Assessor’s site:

http://maps.assessor.lacounty.gov/mapping/help.asp

you can cite any thing you want, but, if the transaction is large enough there will be exceptions.

"the Assessor may post "
that is very different than if it stated “the Assessor WILL post…”

It doesn’t matter. The Assessor doesn’t have to post anything. If the transfer tax is available then anyone from CoreLogic to John Smith can get it from the county courthouse.

artloversplus I’m still not clear on how a given property can hide or misrepresent its county transfer tax at the county courthouse. The example we were discussing earlier, the Los Altos Hills house, has a documented transfer tax of $110,000, which was provided to the AP by the Santa Clara County Assessor’s Office. Are you saying the transfer tax was fraud? Or that the house sold for more than $100 million but that the delta was paid via money laundered through some other entity that was not reported to the county? Which is basically saying the same thing, I guess, that the transfer tax was fraud…

vball,

I can’t answer that question as Idk, its better to ask a Sr. Escrow Officer and I am not. Whatever was quote by me is hearsay, from a third party and that is all I can tell you. If you have hard evidence, then trust that evidence, don’t trust my hearsay.

I have no evidence at all on the LAH house, I was just curious about the process of maintaining privacy on a house sale. It seems there’s no possible way to do so, at least for those of us who are sub-billionaires.
