How is the house selling season going?

I appreciate the suggestions but I really have neither the time or the interest in filing a complaint. I am just glad to be (almost) done. This agent came recommended, but not by people who used her. If I had more time when I was up there before/when my dad died I’d have kept interviewing realtors. But it’s done. So am I.

I’ve jumped into the fray. I signed with my realtor this week. Already started on getting the house ready to sell in June. Had the broken screens fixed. Electrician and floor guy are coming today for estimates. Realtor is starting the inspections next week. It’s going to be a long and scary ride.

If it is like jym626’s ride, yes it is.

The buyers came up (their 3rd offer) another $10K plus the $9500. The $9500 appears to be their PMI. They are a young couple with a special needs child and are wanting to move into our county from a neighboring county in order to have better services for the child. They can not sell their other house, but will lease it and do have the 95% loan approval. Of course, none of this is our problem, and they could buy a less expensive house, but it’s nice to have the background.

H is beginning to understand the reality of all of this. We are countering again (down to $24,500 off our asking price including the $9500) and I hope this does it. The comparables, unfortunately, do not help us. One is a short sale which will probably not count and the other was a divorce distress sale. The fact is that there are not good comps to support our asking price, including the idiot across the street.

Stay tuned.

95% financing with a home that they can’t sell, but will rent? Need assistance to close the purchase? What year is this 2005??? This is a recipe for financial disaster…although not your problem…i heard it was hard to get a mortgage? Clearly it is just a rumor…

Wow. As a seller, it would be hard not to give some weight to that in my decision-making. The emotional and financial costs associated with raising a special needs child can be devastating for these young couples. Maybe it will work out.

I sold a previous house to a couple with a special needs child who moved from another school district for the services in our school district. They wanted our elementary school and wanted to have house purchased before school started so the child could be enrolled. It worked out well for me.

Well today, I just found out what $140,000 can buy less than a mile from our house. The house is quirky to say the least, and a wreck! It was bought by a contractor and should fix up quite nicely. It’s even got a view of the water from the attic!

(Amusingly Zillow estimate is $400,000 and Trulia is $537,000 - way too high even fixed up for the latter.)

Drove home last night and I was shocked to see a moving truck at the twice-flooded home nearby. Some construction folks had done some work on it recently but I thought it would need more work to sell. I guess not. I’ll have to find out what it sold for.

I guess things are getting better. That thing has been empty for 3.5 years I think.

“Wow. As a seller, it would be hard not to give some weight to that in my decision-making. The emotional and financial costs associated with raising a special needs child can be devastating for these young couples. Maybe it will work out.”

Yeah…I hope things work out too. This young couple is going to be on a tough road.

BCEagle91…I remember when you mentioned this house years ago…

Oh swell. So now… after we sell my dad’s house for a song, the market is picking up. The zillow value on my dads house (yes I know its unreliable, but still…) jumped up 14% since December!! Sigh…

Mathmom-- Maybe they should build a cupola or owne of thise rooftop deck/crows nest things atop the house to increase its value with such a wonderful view of the sound!

^ ack. Cant type. Meant to say “one of those rooftop deck…”

Seller’s remorse. I had this feeling when I sold my stocks on Monday. Oh well, it’s bad form to complain when you have a boatload of profits and you only missed out on more.

Well, if you made “boatloads of profits” that would make one of us… :frowning:

Besides, after what I’ve been through with the sale of that house, I reserve the right to “complain”, thank you very much. But I wasnt “complaining” as you say, but merely commenting that I may have sold at the bottom. I am looking at the comps of resently sold houses and my dad’s is at the bottom. BTW, to accuse someone of “bad form” is… well… bad form!

jym626 - he was talking about himself, not you.

LOL. do you think so, notrichenough? If so, oops :o

Yup. Though most of my complaining was on another forum.

Am guessing that was a financial forum, BCeagle.

My DH is happy when he sells with a 20% profit, even if the stock continues to rise.

I made 16% in January and February.

I’m normally happy with 8% per year.

Yes Jan and Feb were generous months. And I didn’t mean to imply that every stock went up 20% before he sold. I wish!! But he uses that as a benchmark for many that he doesnt want to hold too long. That said, we have plenty of stock that we’ve had for decades.
