You’re kidding…

Well there are plenty of homes for sale in Antioch.

You’re kidding…

Well there are plenty of homes for sale in Antioch.

I thought that artloversplus is actually getting the finished materials from houses in another location rather than just getting the labor.

That’s true…

I guess.

I was addressing labor issues.

The price is the issue, there are plenty of houses to buy everywhere, however, it is very difficult if you want buy it at 60% of current market vlaue. So, if similar houses are selling at 200K in the last three months, I am buyer at 120.

I was talking about mainly in labor and material as well.

So what did the winning bid pay?

The area doesn’t concern you?

I have a friend that lives on Deerhorn Ct. Nice house…but the price drop is amazing.

yes, the area does concern me, I only do it in 5 bay area counties, well, actually two to three. The Marin, San Mateo and most of Santa Clara are out of reaches. I won’t touch any thing in SF. I know a company does it over 400 houses in the last two years up and down the coast. I am only a small potato here, cannot travel much and not enough funding. my plan is only to do 4 units a year.

I like what you are doing…

It is harder than it sounds…as you know…

I’m too lazy…

It’s like doing a lowball limit order on stocks. Sometimes you get lucky.

There is a major difference between the stock market and house buying.

In the stock market, you can buy all you wanted and when you win it is yours and you can sell it for a profit the next day.

In house auction market, when you win, you have to wait 15 days for seller (the bank) approval, when the price is not the bank’s expectation, you get nothing. Even you have it you have the eviction-renovation problem. and if you are lucky, after 3-4 months, you still have to wait more time to sell it and wait for buyer’s inspection and loan approval. The turn around is at least 6 mo. or more and in the mean time your cash is tied in the inventory. You can finance the deal, but I won’t pay 1%/mo for the money.

You can buy a vacant house, but that is higher priced.

now that is a thought. but how can you make it fit in the corners and less than standard width?

dstrak,

I dropped out the bid at around 100k on that Antioch house, but whatever the bid went, the bank did not accept the bid thought it should worth more because its a house over 3000sf. So, it is on the auction block again. I have seen this happen many times, some times the bank win as they got a higher bid than last. But some time the bank lose, in a Morgn Hill house, the first time hammer price was 309K, the second and third time was much less at 280K range, actually the third time was a few dollar less than the second time.

3000 sq ft for 100,000…Or a little more…

My friend is toast.

Was the place a mess?

I only saw the photo, it is a nice newer house. However, the house is surrounded by many small and older houses with less than 1300sf in a cheap neighborhood. I did a search of 1 mile radius from that location and nothing is selling over 120k in the past 3-6 months. I won’t touch it with real money.some one must have a crazy idea to take down an old house to build new one many yearas ago.

maybe you want to buy it…

The house looks pretty good…

I don’t know that area of Antioch…

I don’t think I will ever buy a place in Antioch; although, I know somebody that does and he does well.

What is the rent for a place like that?

I liked your link and checked for places in Marin…but did not see much…

I love the location of this place…

I guess I’m spoiled in NH but my first impression of that house is Yuck.

I don’t like things sticking out of the roof and a lot of roof corners - I like things simple and straight. They can cause all kinds of problems in our part of the country (ice and snow can do all kinds of wonderful things to roofs).

BCEagle91… If you are talking about the Antioch place…you would never, never live there. ( I hope there aren’t any Antioch people on here. If so, sorry).

How can that Antioch house have 6 BR, 3BA and then it says it has 5 total rooms???
And why would bceagle never live there?/ Is there a problem with Antioch? I am from the East-- unfamiliar with the territory there. Just curious.

It’s depressed in Antioch.

Housing crashed.

There are some nice areas of Antioch…

Some areas are sketchy.

I don’t see Antioch coming back for a very long time.

For me…it is too far from SF.

The number of rooms must be incorrect.

I didn’t see a lot of obvious problems from the Wikipedia page but I’d guess that they have a lot of problems that people generally don’t talk about.

I was looking at houses in Charlotte, NC and the amount of brick took my breath away. This California girl knows earthquakes eat brick for breakfast. It took me a second to realize that was not a concern there.
