How is the house selling season going?

The problem with the properties along the strip.particularly from Encore to Stratposphere is there are several huge properties 1/2 built, several properties cleared and for sale and several properties just closed(Former Sahara hotle and casino)… The lack of available monies to finance the rebuilding or complete exisiting projects stifles a potential rebound there…with historic low rates, it doesn’t bode well that these projects can’ t move foward

As for catering to the Asian market, those days are over…With all the major Las Vegas casinos partnering up in places like Macau ,etc, they are concentrating on taking their business to them, not bringing them into Las Vegas… As a matter of fact, now thinking about it, i didn’t see as many Asians as i had in past

Yeah that area to the Stratosphere…not too exciting. I am being nice. :)

Did that humongous MGM project on the strip ever get finished?

I was in Vegas a few years ago and that property was walled off…

If you are referring to City Center, yes,it is built, though not sure if it was built to the original conceptual plan…Dubai World stepped in and provided financing to complete it…

Yes…that is what I was referring to…what do you think of the City Center?

It is beautiful, but…lol…it is too huge, and i am not a fan of mixed use development in a place like Las Vegas…not unlike places like Bellagio and other mega resorts, i find them cold and cavernous…i much prefer small and intimate type casinos and hotels… I love to walk thru, appreciate the beauty, then walk to a small place and gamble…

Ok…I might go back to Vegas…sometime in the next 20 years.:)

There are a ton of them on the East Coast - I work with a lot of them. There are lots in our fine universities in the Boston area too. These aren’t tourists though.

I hope my comment wasn’t misunderstood…i was referring to the Asian gamblers in Vegas…

as I understand, the Asian casinos in Macao and Korea took a lot of gamblers away from Vagas, thus the decay.

Now Taiwan and China is about to or thinking of passing gaming laws which will futher dilute the Asian customer base from Vegas.

I see, a structural problem.

Sounds like a place to avoid, then.

Maybe a turn in housing? Friends who listed last May,took off market around Jan 1, relisted friday and have a contract…nearly list price…i am surprised,to say the least…only 5% lower then the original list last May

Qdogpa…that is quite a different result from last year.

More neighborhoods should get shuttles…

http://blog.sfgate.com/ontheblock/2012/03/19/paying-more-to-be-near-a-company-shuttle-stop/</a></p>

I am happy for them, hope the deal makes it to closure…mynonly concern is the appraisal, purchasers were looking for a 10k give back at closing…i wonder if they are stretching to get the down payment, and needed the 10k to do minor things like paint, etc…not sure this home appraises for price agreed upon,in years past, not a problem…or if they are putting down greater then 20%, shouldn’t be an issue

If less then 20%, it may be a problem…fingers crossed for them

Hopefully it will work out…

A place just went for sale in my complex.

A little smaller. Hasn’t been upgraded that much. Not as nice a view as mine. And it is over 10% overpriced…I think.

If that place sells for anything near the offering price…I will be shocked. And the seller of my place wil not be happy. He thinks the price he got was a little low…I don’t think so.

We are going to find out…and find out how much real estate is booming here. I have mixed feelings because I would like to buy a small place…so I don’t want things to boom…but…I have an ego…and I don’t want to have overpaid for our place. :)

vballmom, I love that look, but I think you have to have the right house for it. I’ve got a client now that is going in that direction. They have a very boring ranch with sorta colonial details and the plan is to make it much more modern and fun.

My 1923 house on the other hand will probably get a more traditional kitchen. I’ve been putting it off for ten years, but the current incarnation (1980s formica with chipped mustard counters has to go). I’ll probably go more in this direction: http://cdn.decorpad.com/photos/2011/08/27/6262f82f6a5a.png</a> or this http://www.decorpad.com/photos/2010/05/17/5572ca1291ed.png</a></p>

I think just about everything can look dated, but if you design a kitchen that looks a lot like what would have been historic in your house (assuming an older house) you can kind of get away with it.

^ I think that first picture has a much more timeless quality about it than vballmom’s picture. It will age but I don’t think it will look dated.

That second picture - not digging the yellow countertops.

I don’t like the yellow either - I don’t like granite much and will probably do some combination of butcher block and Paperstone. (Which to me looks like leather.) [PaperStone | The Countertop With a Conscience](http://paperstoneproducts.com/)

mathmom my new house is a blank slate, built in the 40s with no discernible style. That was part of its appeal, and I think a contemporary look will fit it.

I like your inspiration pics and would think a soapstone counter like the one in the first picture would look great in a 1920s house.

My prior house had 90s oak cabinets and tile counters. I updated it about a year before I put it on the market with a creamy white paint on the cabinets and ubatuba granite. In some areas of the country white kitchens seem to have reached their peak, but they haven’t caught on quite so much in California. I like the look but am very set on walnut for at least some of my cabinets in my new kitchen.

Here’s an interesting read on the topic:

THe closing statements looks like I apparently go stuck with closing costs that I thought the buyer was paying but I don’t even want to go there and don’t want to talk about it as it makes my head spin. At this point I don’t care. I am annoyed, but there is nothing I can do.

Closure is a good thing.
