If you’re storing materials for job, then who will pay for the theft, damage and/or vandalism of the materials, because you know it happens.
Even the best most detailed plans and specs will have both errors and omissions and GC and owner “on the fly” changes. That’s where being on site really helps.
I really wish you the best of luck @Iglooo I wouldn’t do it without a trusted someone onsite everyday and not just the contractor and/or his foreman.
Maybe put a call into your insurance company and see if they know someone who they contract with for inspections, if they do.
I know you’re on top of this. But it goes without saying, make sure everyone on that site, both GC and subcontractors have big General Liability, automotive and workers comp policies. Have them give you insurance certificates.
^Good point about the liability. I guess it will depend on whether the builder is my employees or my contractor. I need to check that out.
@ProfessorPlum168 That sounds as simple as ReoLink Go that works with cell connection. Which model do you recommend? The ones I could find by google search all mentioned connecting to a router.
We also built a custom and highly detailed retirement home 1000 miles away. Even though the builder had a stellar reputation and stayed in touch with me daily, we hired an owner’s rep to be our eyes and ears whenever I couldn’t be there. The construction attorney we used to negotiate the building contract was able to recommend an architect who specializes in this type of consulting. His purpose was both to keep an eye on the quality of construction and review each draw request. He didn’t approve payment for anything that wasn’t completed to his satisfaction. He also managed all the lien releases from subcontractors.
It is definitely an extra expense but one we thought was necessary especially when compared to the overall cost of the project. Even though I had complete trust in my builder and construction supervisor, it was very good to know that there was a highly qualified person involved who had loyalties to no one but us.

I actually used this setup and camera of all places at my ex-wife’s cemetery to see why things were missing all the time. Too bad the equipment was confiscated 9 months later.
