I used to be a great negotiator back in the day when I bought and and sold collectibles. I used some of those techniques when my husband and I bought our home 25 years ago. Essentially, you can’t get emotionally attached to the item, so you are believable when you give your rock bottom price.
With our house, we offered $x with some contingencies. Seller said no way. But then seller had the audacity to say they would only accept one more offer from us. (Note to seller, don’t do anything to provoke my ire!).
We offered exactly the same price, but withdrew the contingencies. Our realtor thought we were crazy, and my husband started waffling, but I told him we couldn’t afford more than $x, so if we didn’t get it, we were better off.
They accepted out offer within 12 hours.
