A couple of articles I’ve read this week about the Toronto real estate market indicate that house sales came very close to setting a record for 2014 with an average price of $566,726, an increase from 2013. The 7,527 houses and condos that sold for more than $1 million surged by 38% in 2014. Low interest rates and a shortage of listings seem to be the two most important factors.

Alwaysamom, the shortage of listings is amazing . Not just in Toronto , but in many areas. I guess I missed out and the homes near you sold. :slight_smile:

Penalty of not doing the deal?

Was busy today, saw and reviewed three fix upper deals, went to my selling unit to check out the cleaning job, tried to figure out how to trim all those 13 100 feet trees in another rental property, returned home and submit an offer and changed spark plugs in my Toyota… took a break and here I am…

Total round trip: 100 miles…

I lost control of the deal…so I am out. I might do a deal with a couple of the same investors, but it is looking doubtful now.

The house on our street that sat unfinished from 2007 until early in 2014 and went on in the market in August has finally sold! The buyer called me a few days ago to ask about the private road association. I tried to be honest without scaring him off, and I guess I succeeded. I did NOT tell him that more than one person on our road has declared they’ll never buy a house on a private road again! The house is about 4,000 square feet, has right-of-way to the river behind our house, and probably went for about $570,000. I’m so glad it’s sold at least! The buyer said it’s just for him and his wife - their sons are grown. I can’t imagine buying that big a house at their stage of life!

Yes plenty fixers for sale, no bargains though. MOSTLY in East Bay… The Peninsular and N. San Jose ones’ are too expensive.

1000sf fixers on 5000sf lot in Sunnyvale are running at around 600K, I would not even look at Mountain View and Santa Clara, Palo Alto, Saratoga and Los Altos are erased from my vocabulary. :smiley:
