Returns on Real Estate Investment

We are talking about two different things. The “Banks” I was talking are Commercial Banks. You are talking about governement HUD homes, they are different animals. But don’t count on reporters, they don’t have the details and are not involved in deals.

Regardless, no bulk sale deals you can cherry pick.

From the article:

Doesn’t sound like HUD.

But yes, most reporters are idiots, so maybe you are right.

I think we are such that the Government has so many incentives to get rid foreclosed houses, that buyers have a negative interest rate.- who wants to buy a 4 bdrm house when our heirs are staying single and havve small FAMILIES?

Artloversplus…PE firms do buy distressed properties…

And if the numbers work…more are…

dstark,

It might be a definition misunderstanding. you maybe thinking of Hedge Fund or some thing, but in my understanding PE=Private Equity, those firms have high ROI requirements and they only buy profitable businesses(mostly private businesses), Real Estate, distressed or not, is the last thing they want to mess with. If the business they buy owns Real Estate and use it for business, they will buy it, otherwise they prefer business only.

In RE we are talking about NOI, in the IB community they talk about EBITDA. The PE firms I am talking about are smaller IB firms, of course the large ones are Citibank or Goldman.
