My youngest is still dealing with her insurance company after their kitchen pipe break. They are still living with no kitchen. They are going to buy new appliances. Any recent experiences with GE Monogram, cafe line or
KitchenAid? We was

On the monogram range but learned there are no certified repair shops in her area.

We have a Monogram refrigerator and are very happy with it. One of the sides is only partially covered by a cabinet and the Monograms are stainless on three sides instead of just the front. That was a big selling feature for me. We have had it for about four years and have not had any problems.

We sold our house with a one year old KitchenAid fridge in 2018. The couple who bought it sadly divorced as I found out because the house was sold again a few months ago. The KitchenAid fridge was still there in the listing pictures despite the kitchen being completely redone. So I assume it lasted at least that long! I liked that fridge.

My fridge looks very similar to that one, and I paid quite a bit more for it during COVID. BUT, it was cheaper than the other options available at the time, including one that would have been 15K. I was prepared to pay up to 10K for a true counter depth built in fridge, but I wasn’t prepared to pay 15.

What kind of flooring around that area (if you have tile/marble on the floor)? The reason I mention is that we have marble around the fireplace including a bit of floor area. When we replace the flooring (carpet to wood floor), they had a special transition piece (not obtained at the flooring place, different than the room transition piece that the flooring store did have) that the worker/carpenter then installed. So that might be a detail that comes up with your project.

I think what you have looks great, but IDK what you have envisioned that would make you really happy. I see from your picture that you have the transition from floor marble to your wood floor.

Yeah, the marble is just not my style. Yes, there is a transition piece that is slightly raised from the original maple hardwoods.

When you open the reply box you can drag a photo into it from your computer or you can choose the little “up load file” icon.

@SOSConcern - An alternate method. At my ipad, I use the tool bar at top of Reply screen. Then pick the photo icon
 then go to Photo Library. Not sure if toolbar looks same at other devices.

So here is what caused the damage - quarter sized hole in drain pipe in the wall behind the vanity. The other side of the pipe has a large crack. The vanity was removed - parts had to be scrapped and rebuilt, with overall refinish. The back of the vanity wall board and some of the flooring (including some tile) had to be ripped out. The porcelain tile pattern was the ‘solution’ to keep all the rest of the bath tile intact. We paid to upgrade the vanity with new pulls, quartz top and drop sinks, new Delta faucets. The mirror, lights, and towel bar all remained as original.

The porcelain tile actually went a little back from the cabinet line, so the cabinet could get slid in (holes cut for the plumbing) and then the cabinet was jimmied into place. The cabinet is actually 3 pieces. The porcelain tile would not really cut well for the clean look, and the contractor agreed for the tile work to go in before the cabinet replaced. Originally, the cabinet was in place and the tile was laid after, which one could do with the tile we had chosen. Needed the large tile for the large area room and sizable shower (to keep costs down).

That mosaic-like tile transition is a perfect solution and looks great. It would make a nice contrasting shower floor and vanity backsplash as well.

To me not continuing the wood floor from the entry through and beyond the kitchen area was a mistake. This was/is a historic property (originally a hotel - the first in our city, 1818). You can see the front door and the hardwood. Then they have what looks like a step-down (but actually is not on closer examination - look at the sliding door) and LVT. The island is part of breaking up the transition in flooring. Of course there are probably reasons they did this (with cost as a major factor) but why not use similar wood floor running the same way as the wood floor? There are reasons they ran the LVT as they did, but one fix (to run the flooring the same way instead of perpendicular) is to have minimum 1/2" CD exposure 1 (CDX) plywood underlayment to the existing subfloor - but that would create a little raised area if not able to properly plan with what is below the floor. Probably they had the truss/joist system the way they did and needed to run the flooring perpendicular - otherwise it would be a cost to brace between truss/joists although some truss/joist systems cannot be cross-braced and still maintain stability. We took in the cost to have our wood floors run the way they did (correct to match other rooms) and paid the additional $2,400 (labor and materials). And our home is not $1.4 million as the asking price on this historic property. I wonder how good a job the flooring people did behind that island, as you can see how the direction of the wood flooring has altered - and it may be due to having a very old home and how it needed to be laid.

I can see why they wouldn’t even attempt an exact match. But perhaps a totally different floor type would have made sense. If not for the breakfast bar / food factor, I would have said carpet.

More home improvement done by individual hired (based on the deck work he and his guys did with next door neighbor). We used material that will withstand weather really well, using manufactured material (lesser material /treated lumber would have cost $1600 less but would not hold up like this will!). With labor rates going up and up, better to spend the money on better materials IMHO. He replaced as he was tearing out - said the 2nd deck went quicker as they ‘knew’ how to proceed well. Sliding door from upstairs bedroom (left of upstairs) and master bedroom with second photo. DH did replace some boards and railing about 14 years ago (home built in 1992, custom home with custom plans) with DD2 as assistant (she was 15 at the time). DDs both have some good handy workshop and handy skills thanks to working with DH.

We are super happy with results! Cost was reasonable, but we are in N AL and found an individual who did great work at reasonable cost.

Our family room is on main level to the right of the first photo. The eat-in kitchen area (corner bench and table that can easily seat 10) is under the master bedroom deck. To the right of this, you can see one of the kitchen counter windows – similar window opposite double window over kitchen sink which is on the ‘angle’ between the two corners. These two side windows open (Peachtree windows). We have lovely views, with wooded area in our back yard and a lot of privacy. You can see a bit of next door neighbor’s home in picture two, but their home is at top of the hill - our home was designed for the lot, and we have a high brick retaining wall, so one would have to stand on the edge of their property and look over hedge to see into a few side windows of our home. Their home was built already when we purchased the lot in 1987.

I found this article interesting on large appliance and how mid range appliance - not low end or high end - can be the ones that have a shorter lifespan
