The investment..speculation, out right gambling thread

You’re blind. Sorry.

Even better! Instead of your money costing you 3%, it costs you zero. Start snapping up rentals!

Or even better, use your cash to leverage yourself to a bunch of rentals.

You could just as easily argue that when I was paying 7%+ for a mortgage, it was my pocket being picked. My very first mortgage rate was over 10%, I bet others here have paid higher than that.

I’m not going to apologize that for once I am on the beneficial side.

You don’t have to apologize. Acknowledging is enough.

Unless you have powers to change things… :)

Where I live, there aren’t any rentals to snap up. It is very competitive here. It is an observation. I am not making an excuse. I don’t know if I want to be a landlord. Probably not. And it is competitive here. I don’t like the numbers. Cap rates under 5.

Although claiming I am getting it from someone else’s pocket is double-speak to some degree.

The other person never had it. I can’t take something they never had. No “ifs” allowed.

It’s sort of like saying you’ve cut spending when all you really did is reduce the amount of the increase.

Don’t push it. :)

4104 is ridiculous.

You’re benefitting. Others are not. I am not. I would rather benefit.

There are winners and losers when policies are enacted.

Pretend tom1944 said this. Might go down better than if it is coming from me.

Oops. Tom1944 did say this.

Doct, I sold the spy 143 jan 19 puts.

So now I have the trade on in a ratio of long 1 march, short 2 jan 12, short 2 jan19.

I have the trade on 1 by 4 right now. I have to hurry up and sell premium if I am going to own the mar puts for nothing. :)

Not much premium for those 143 1/19 puts

No there isn’t.

.20

Looks like I may be able to get out from under the yoke of the intc puts that I sold and had to roll out to the 1/19 21 puts. Then again maybe I should wish to be assigned.

"It’s a little hard to figure out exactly, but after refinancing everything to the current low interest rates, it will conservatively save me over a million dollars in mortgage interest.

As a bonus, the mortgages on my investment properties will be paid off an average of about 8-10 years earlier than the original mortgages, which means an extra 8-10 years of increased profit because I was able to refi with only modest increases in payment."

That is excellent! Who are you getting to loan you money on your investment properties? I have found only AIM mortgage and PenFed (as a HELOC) are the only ones who will loan on an investor condo. I keep waiting for more companies to start, but haven’t found any others. Until then, we’re paying 4.875% on a HELOC.

I have given up on intc. The premiums are so cheap there…(the last I looked).

I hate intc as a selling premium option play…

“You’re benefiting. Others are not. I am not. I would rather benefit.
There are winners and losers when policies are enacted.”

Then change your investment strategy. It is futile to hope that policies will be enacted that help you.

“Although claiming I am getting it from someone else’s pocket is double-speak to some degree. The other person never had it. I can’t take something they never had. No “ifs” allowed. It’s sort of like saying you’ve cut spending when all you really did is reduce the amount of the increase.”

That’s for sure!!

"“Although claiming I am getting it from someone else’s pocket is double-speak to some degree. The other person never had it. I can’t take something they never had. No “ifs” allowed. It’s sort of like saying you’ve cut spending when all you really did is reduce the amount of the increase.”

“That’s for sure”…

Busdriver11, you’re wrong…
Savers have NEGATIVE returns. Money is being taken away.
That money is being used to help borrowers.

But if it makes you feel better to think otherwise…

The first part of what you wrote is right. I could change what I am doing.

I’m not fond of intc either. I always prefer: iwm, spy, utx, asml - I’ve done much better with those.

Yeah…

I hope to have some luck with spy…

I don’t think I have ever traded asml. I am not sure about utx either.

I am happy with aig, except this potential lawsuit where aig is thinking of suing the government, just bugs me. Talk about ungrateful…

I’m not sure what the story is with the options in utx and asml in particular but they seem to always be very mispriced. Maybe its a lot of conservative nervous engineers buying puts.

:)

If I trade asml and utx, I will end up trading with people that know more about the companies than I do…

In a way, that is always the case. But in these issues, I know nothing. :)

I could just see myself sell premium in asml, and then the nervous engineers are right. :)

I have stopped complaining about zero interest rates and Ben’s War on Savers, because if I had a choice between earning 5% on my high cash balances or having the value of my stocks double since the 2009 lows, well clearly I am net net better off with my improved stock portfolio. And also my long term IRA bond holdings have increased dramatically in value, so as annoying as it is to earn .008 percent (I actually do own some treasury bills) I am overall better off for it. It just makes me uncomfortable knowing that I am falling into the trap of being pushed into riskier assets. Eventually this could end badly.

There’s a war? I thought I was delusional. ;)

“It just makes me uncomfortable knowing that I am falling into the trap of being pushed into riskier assets. Eventually this could end badly.”

I really don’t know how it is going to play out. I think your thoughts are good ones NJres.
Maybe things won’t end badly.

I wonder…

How much are corporate profits dependent on these low interest rates?

“I have stopped complaining about zero interest rates and Ben’s War on Savers, because if I had a choice between earning 5% on my high cash balances or having the value of my stocks double since the 2009 lows, well clearly I am net net better off with my improved stock portfolio”

That is part of Bernanke’s argument on why he is doing what he is doing.

My loans are all 15 year, conforming, and all of my properties are 4 units or less, which keeps me out of commercial RE loan territory.

Two of them are with TD Bank, at the time they were charging the same rates and closing costs on personal residences and investment properties. Don’t know if they still do this. According to their website they are currently at 2.875% with 0 points for a 15 year. They will only do 2 loans per person because they hold the paper.

My credit union has a 3.25% with 1.75 points rate for conforming investment loans.

None of mine are condos though, sometimes those can be harder to finance.

Is your HELOC an actual LOC, or a fixed rate loan? If it is a LOC 4.875 seems really high.
