Took the First Step to Sell the House!!

Confirming my decision to quit the job and sell the house: “All hands on deck” this weekend for our HRIS system conversion. Whoo hoo – can’t wait. This is the dictate of the psychopath.

Did I mention that my job is not systems?

VeryHappy,

Power to the…er… Non Systems employees!!!

for all of us.

Our coastal house’s neighbor, sold on shortsale for the mortgage, $240. $200/sqft. 1921, minor upgrades. 9 months on market, 3 months from bank acceptance to close, conventional loan. Original list $325 -> to last list of$285. Wells Fargo absorbing taxes, penalties, and arrears.

House in our area, foreclosed is offered @$100/sqft. Built 2006, builder’s home. 9 months since foreclosure.

If you want encouragement & inspiration, the houses in our area/neighborhood are selling soon after the 1st open house, often after there is a bidding war above list price. Most homes in most areas in our state are going up in price and inventory is moving. HI usually trails the nation in trends but most housing prices have not taken much of a hit (tho there have been foreclosures with folks overextended & job losses.

A house on our road sold in about 5 months…and it was a very atypical house for the area. The fetching price wasn’t all that high but we live in an area of colonial/2 story/4 bedroom/ 2 1/2 bath houses…and this wasn’t one. So…it gives us hope for when the time comes…if it ever comes. My DH (sort of like VH’s DH) is quite content to live here forever.

Sittin’ at my desk in the office, doing absolutely nothing in regard to the systems conversion. But Oh Yes, it’s all hands on deck, so I’m here . . . in New Jersey, while the house I’m getting ready to sell is in CT . . . . My trusty subordinate can handle the 26 errors that fell out of “our” vendor’s file being loaded. She’ll research the errors, fix them, and she’ll be done in an hour and a half or so.

WHY am I here??

I’ll be paying bills and organizing my taxes a little today while I’m here. And writing down titles from the thread "The Best Book I Read in the Last Six Months Is . . . " into my little notebook that I take with me to the library.

While it can depend on the neighborhood , across the country it’s not looking good as home prices continue to fall (data from this week):

[Home prices plummet in most big US cities](http://topnews360.tmcnet.com/topics/associated-press/articles/2011/02/25/148553-home-prices-plummet-most-big-us-cities.htm)

I think the best you can do is put your house on the market at a price you think is fair and see what happens…understanding this is a totally different market than it was 3 years ago. Some sellers get lucky, many end up taking a lot less than they had planned. On the positive side, if your intention is to buy another house, you will probably also get a ‘deal’. The only positions I wouldn’t want to be in right now is if the house is underwater, I was planning to use my home to fund my retirement or I was stuck with a mortgage I could no longer afford.

I learned yesterday that i will no longer be reporting to the psychopath, but to someone else who is a bit more grounded and a bit less bullying. So we’ll see if I’m really going to quit my job in a few weeks – I suspect not, but that still doesn’t mean I like it there.

In the meantime, we continue to declutter – not as quickly as I’d like, I’m afraid, but progress is progress. Bathrooms are painted. Continuing to declutter so we can then get the carpets cleaned, floors in two rooms redone, some work on the outside of the house. Still hopeful the house can go on the market by June 1.

VeryHappy…sounds like a great change…

Congrats, VH! This was a long time in coming…

The psychopath, of course, has a promotion. My understanding, however, is that he will not be managing people.

VeryHappy…after reading your last post…I just have to :).

Decluttering house: more market value at sale
Repurposing obnoxious boss to a new space: more value in job
Renovating your life: priceless!

OMG why do the nutcases always get the promotions? It’s great news for you
VH…good that the nutcase won’t be managing people…and more important…won’t be managing YOU!!

I love that: “repurposing obnoxious boss”! I’m veryhappy for you! And glad you bumped the thread, as I’ve been missing out on the daily progress reports.

So how’s it going, everyone? I’m starting to really like my house, so if it doesn’t sell, I would not be heartbroken to move back in. I found a great worker to do some really challenging labor in the backyard, and it’s starting to regain its former glory. The rooms are slowly but surely getting painted and spruced up. New light fixtures are going into several rooms (whoever posted the NYT article inspired this obsession with updating the lighting, after I read about the guy who raised (and got) his price by about 15k after he installed a drum light pendant fixture. I couldn’t find one that would work for my installation, so I made my own after being educated by the local mom and pop lighting store owner.) Meanwhile, I keep sorting and packing (we did an initial move of big stuff, but the hard part is sorting through all the junk that is tucked into various drawers and cupboards). All this makes me remember why we’ve never tried to prep a house for sale; it’s a lot of work! I just hope it pays off.

fauxnom…when are you expecting your home to be ready for the market?

“So how’s it going, everyone? I’m starting to really like my house, so if it doesn’t sell, I would not be heartbroken to move back in.”

I have heard this happens.

I still don’t see this big increase in inventory that was supposed to occur.

I like my house. I’ve always liked my house. But who needs six bedrooms when only DH and two dogs live here during the week?

I’m looking forward to pulling out huge amounts of equity, buying a house half the size of the current one with no mortgage, and investing the rest. Investing a big bunch of money means growth in that money (presumably) as opposed to having the money invested in the house with barely any growth at all.

“I like my house. I’ve always liked my house. But who needs six bedrooms when only DH and two dogs live here during the week?”

Yeah… 4 or 5 bedrooms will work. :)

*One was the ‘tchotchke house’ in which every single space was stuffed with ‘collectibles’…dolls, Elvis, plates, Barbies, horses, limited edition this and only 10,000 made of that…thousands and thousands of dollars worth and all of it unrelentingly gawd-awful. *

Huh- I didn’t know my in-laws were moving.
oh wait- only if it was beanie babies instead of horses.
