<p>LOL, that is kinda lame. But I believe you can’t change it. Ever.</p>

<p>Also, it says we need to have all transcripts of classes through fall 06 sent in by june 1. Finals are may 16…should I send in transcripts before finals (ASAP) for the june 1 deadline, and then send them again after i get my spring grades cuz the deadline for that is alot later?</p>

<p>yeah I might have to do summer school as well, one of my pre-reqs I thought transfered over to UCLA doesn’t, and it is a pre-req to a pre-req to a pre-req that is only offered in fall, lol!</p>

<p>JPNguyen - So, why is investing $300k and getting $24,000 a year in appreciation worse than paying $12,000 a year in rent to someone else who owns an apartment building?</p>

<p>crazedchargerfan: as far as UC admissions are concerned, they are based on a rolling admissions system, which means that they release their admissions results sporadically throughout the time frame they provide. Just because you haven’t received your results yet does not mean that you have a higher chance of being rejected or accepted. A lot of people, including myself, are still waiting for UCSD results. Don’t worry too much.</p>

<p>1) You are never going to find a condo near UCLA for anywhere near $300k
2) The days of 8% per year appreciation are gone for a long while. Especially on condos
3) Mortgage lenders have become extremly conservative on lending and you are going to need 20% down payment. Realisitically near UCLA in Westwood, Brentwood, Santa Monica, Wilshire coridor, you are looking at 500k min… That is 100k down payment to qualify in lending alone.
4) Every indicator says buying right now is a bad idea. High inventory, long DOM for sellers (Days on market), unknown direction for interest rates, rising inflation, etc…</p>

<p>I was in commercial real estate for awhile…Buying any real estate right now is risky…</p>

<p>My figures for my PV were VERY conservative. I agree that 8% is too low. But I’m not about to go on and figure out the real discount rate-- I’ve got to do that too much for class as it is. Suffice it to say that I just agree with you.</p>

<p>Renting for 2 or 3 years isn’t an investment at all. </p>

<p>Sounds like a bad time to sell, not as bad a time to buy.</p>

<p>I don’t have the knowledge to break it down as specifically as you did Verdet but I doubt that putting 100K down on a $500K condo and living in it for 3 years and then renting it out to a tenant indefinitely after that is less profitable than being a tenant in someone’s apartment paying rent for 3 years.</p>

<p>Just wondering but how much renting an apartment around UCLA with current market conditions, along with any other significant cost that’s relevant (I don’t know…taxes maybe?)?</p>

<p>hmm i’d say four since it’s on the quarter system, although five is probably pretty common too. correct me if im wrong, but i dont think ucla has a cap on the # of units you can take, which is kinda nice.</p>
