12 month, but there are a lot of people subleasing their units during summer months, so you might be able to make up some rent if you can do that if your student leaves for the summer. I’ve also seen some weird leasing period like April 1 - March 31 which would cause difficult moving dates. There is a Facebook group “Cool Parent Group (University of Miami)” that has a spreadsheet link to many of the off campus housing options and all of the details for each place. If you have Facebook, I recommend joining the group.
