<p>I do agree with all the above to wait for potential renter 3, 4, 5 etc…</p>
<p>Neither of your other options sounds palatable to me…</p>
<p>In fact, I would rather negotiate a slightly lower rent with a more favorable tenant than to go with #1 or #2</p>
