15 Cities Where Real Estate Prices Are Rebounding

<p>Not yet.</p>

<p>We’re down 13.4% from last year.</p>

<p>I don’t have much appetite for dissecting this stuff at this stage, but I see the number is titled as “average list price”. This is a number that is of some interest, but not nearly as much as average sales price. </p>

<p>I don’t think anyone knows what the market is. There are a lot more people who would like to sell than there are who would like to buy. </p>

<p>Real estate figures are tough because obviously no two houses are the same, and you are never comparing apples to apples year over year. This is especially true in locales where there is a wide range of home values. Sometimes the high end dries up in volume. Sometimes its the other way, although mostly not.</p>

<p>I agree with Dadx, you can increase your list price all you want but that doesn’t translate into sales price. I’ve noticed the National Assoc of Realtors is always looking for ways to spin the data positively. Sales prices, sales volume, average days on market and inventory on hand are much more significant data points. Sales prices merely represent what sellers are hoping to get.</p>
