What is the cheapest off-campus housing around Blacksburg for VT?
Are you a VT parent? Student? If you’re on the VT parent FB page, they have a spread sheet that lists all the off-campus apartment options with the rents. This is updated every year, so the info is current. If you are a student, ask your parent to join the FB page so they can access that info.
Basically, the older complexes that are a bit farther from campus (but still on the bus route) are the least expensive. The cheapest I’ve seen rent is in the is in the upper $600’s for older units with no amenities (keep in mind that you’ll have to pay extra for utilities). The newest, fanciest complexes rent for $1200 and up.
My daughter lived in The Retreat as a sophomore, which at the time was $910 for a 4-bedroom unit (plus we had to pay water and electric). It was a newer complex with all the bells & whistles (a pool, clubhouse, workout facility, etc.) As a senior, she lived in Roanoke Street Apartments (a mostly senior student complex) for $720 (plus electric). RSA was very old with no amenities but close to campus and downtown. I was grateful for the lower rent cost.
I glanced at the spreadsheet. Keep in mind that costs will vary depending on how many bedrooms you are looking to lease and the layout of the unit. Here are a few of the cheapest options:
Carelton Scott & Stonegate (never heard of this complex) $604-$760 for a 3-bedroom
Collegiate Suites $760+ for a 4-bedroom
Jefferson Apts. $695++ for a 2-bedroom
Maple Ridge $855++ for a 4-bedroom
Sundance Ridge (never heard of this one) $635++ for a studio
Terrace View $735++ for a 3-bedroom
There’s a ton of additional complex and pricing info on that spread sheet which parents can access on the FB page. Just do a search for “Off Campus Spreadsheet”. It has been updated for 2026.
