I thought I would start a new thread about this rather than end up hijacking the sellers’ thread-- is anybody else in the market to buy right now? How’s it going for you?

We all were in agreement with the posters here who said we needed a new realtor, so I contacted someone my mom knows last night who already sounds WAY better and seems genuinely excited to work with us. She hasn’t gotten me set up with listings yet but said she will by tonight, and I found a house online this morning that looks PERFECT and just hit the market, and I texted her and she’s scheduling a showing for today. Fingers crossed that the stars are in alignment… it’s in our favorite subdivision and it sounds like it has everything we need plus a few things I just really wanted even if it wasn’t a necessity, like an in ground POOL! (And the house isn’t any shade of blue, so it should be super classy. HA! :P) I know it’s going to fly off the market in a hot minute…

I have a lot of friends that have bought in the last year or two and they are all envious that we are looking and talking about how much fun they had and how they’d love to do it again… frankly I think this process is taking years off my life and I can’t wait until we find a house and can be done, the sellers market we have here is great for sellers but very stressful for me! Especially since we found a ROACH in our so called luxury apartment last night… ACK!!! I’d have started moving out in the middle of the night last night if I could have!

My adult “child” and spouse are doing this now. In their area, houses are sold in 2 or 3 days. I thought they were exaggerating, but after following the market for a while, I now know they weren’t.

They finally had an offer accepted…and that was due to a fluke.

They were outbid 4 times. Every house they bid on went for much more than the asking price.

Step 1: get pre-approved for a mortgage if you need one.Buyers aren’t willing to wait.

We have a preapproval already for an FHA loan, and if push came to shove we could use that mortgage and everything would work out okay. But that is really not what I want to do and the whole thing is a pain in the neck.

We have enough cash to put down for a conventional loan, though, and are trying to end a six month battle over an identity theft issue to get the requisite credit score which we’d have had easily otherwise. I’d rather do the conventional loan. As I understand it, two of the credit people already took the fraudulent items off his report, and the last one told him they would and the paperwork was “in the mail,” but it never came. He called, they said they’d send it again, and still no paperwork… Boyfriend isn’t riding them as hard as he needs to be. The FHA loan requires PMI for 5 years even if you do put 20% down and I have no interest in that AT ALL! We are trying to buy a house where we’ll have quite a good cushion every month and that PMI makes a significant difference.

I am not surprised your kids had such an issue, jonri! I expect things will be the same way for us here. And here, inventory is so low it could take me all summer to find four houses I’d want to put an offer on anyway. They are selling FAST and not coming onto the market very often, at least not that I am seeing. I’m glad yours managed to snag one, they must be so pleased!
