What is with his parents? Maybe they can find him a (pricey) Airbnb that takes dogs…so their house can get done.

The son has crap everywhere. Piled in the beautiful new laundry room, piled in studio above garage, Christmas decorations just piled in the tower that we had to move all around to get flooring out and stuff piled everywhere around kitchen that is going to have to move. Closets are crammed full. I have no idea how a 22 yr old has so much stuff and how it exploded since moving in 9 months ago from a condo

Ha… after reading this thread, the small transgressions (like not calling home much) of my goodhearted, appreciative kids are not so bad.
I can’t believe it’s you and not his parents dealing with this kid. They should threaten to move him to Texas for the summer if he doesn’t cooperate. You could just order a moving pod, dump all his junk into it, and charge it to his parents.
If this was a Disney movie, all the little mice would help you move out his stuff. And he would be turned into a frog.
Please make sure you are videoing and charging by the hour for having to move this kid’s junk everywhere. What a terrible entitled jerk and slob he is!
Taking it a step further @Marilyn . It seems this entitles slob will be living in this fabulous newly renovated home when it’s done. If he continues to treat it like a flop house, and allows vermin and such access (sounds like this includes his friends), the place will very soon be in the same horrible condition you found it…filthy, with droppings everywhere.

This is an example of why I just cannot provide a fixed bid to clients. Every single day there is another obstacle or unknown. I would spend half my day writing up change orders for .4 hours to unload dishwasher and 1.5 hours to move stuff out of cabinets and then 28.5 hours plus $389 materials to fix bathroom doorway It all adds up and is impossible to keep track of.
When we hit a major obstacle I always document situation and provide alternatives with costs. Luckily the clients usually opt to do the right thing and fix the structural or other issue. But sometimes it’s ‘the house has been standing fine for 80 years’. Same with selecting tile or something. I will bring in least expensive to more expensive. I was surprised this client chose to go the least expensive flooring choice but it was for different reasons. She wanted the waterproof and scratch proof luxury vinyl plank for wear and tear reasons.
With her son and the dog, who could blame her!
She should add locks on all the cabinet and closet doors except one. And exterior doors should close and lock automatically with no ability to prop them open.
I’m in a different region, very temperate, and will confess, we have our doors wide open all the time, and no mice in the house. We do fight mice in the garage in certain seasons and leave it closed as much as possible.
Gotta laugh. We have a piece of granite we were going to make a coffee table out of still sitting in the garage 20 years later. Never gonna happen.
I don’t think it’s that hard to do change orders and start billing. There are all sorts of time tracker apps. You should probably try it because I’d bet it wouldn’t take long for things to shape up on the client end. One big bill for emptying dirty dishes and moving crap around that needs throwing out would put an end to it. And if it doesn’t help stop it at least there is compensation for the trouble. Mom seems used to it and can afford it.
I’m taking a wild guess to say not all the stuff/crap belongs to son. His friend and girlfriend (sure she actually has an apartment? Why would she with free digs?) probably unloaded their stuff into the house once they moved in. Mom isn’t there and certainly doesn’t want to deal with any of it. I’d charge extra just for babysitting.
Do the parents know about the extreme mouse infestation and what their son’s antics are costing (and the live-in GF and buddy)? They need to put the hammer down on their son. This kid has no clue and doesn’t care to have one.

Parents are very aware about infestation because we have found mouse poop in every room we have opened up. There are only about 3 attic areas with dropped ceilings in the house. We opened up laundry dropped ceiling and master bath toilet room ceiling and found mouse poop and nests. In both those areas we set traps for weeks and got nothing. Guess the mice don’t like the peanut butter in the traps.
But the kitchen is the worst. Pest Control company coming Wednesday. Have no idea what magic thing they are going to do.
Had a discussion with son today and he has been told by Mom to close all doors. They were all wide open for the dog. He needs to find a way to install doggie door but the back doors are all glass. Have no idea where to install one

This product is a porcelain 5ft x 10ft slab. They cost $1100 each and I need 4 slabs! In comparison a regular large format tile would be about $900 total
She’s asking me whether I think it is worth it. I’m torn. It’s definitely top luxury, latest thing in New York penthouses. Not sure on timeless but I think it might stand the test of time. More concerned it doesn’t go with the style of the house. But it’s her style for sure

Those slabs are more expensive than what I spent on my kitchen counters! It is lovely but I’m not sure I think it’s worth the price. I think you can get a similar look with the large format tiles.
