Lovely tile! I can see how that design it would be best handled by expert hands.

I just loaded more photos to the photo group with explanations.

It took a huge effort with overtime to get ready for cabinet installation but we made it. Final priming and painting of walls today. Cabinets were supposed to be delivered July 15 but I had to postpone delivery to Tuesday July 27 because we hit so many plumbing issues. Of course they pushed to Wednesday delivery. And then I got a call that cabinets are not ready and we have to come to work on Saturday for cabinet delivery. Which leads me to believe that those cabinets were never going to be ready for July 15

Urgh on the cabinets but it’s going to look amazing when it’s done!

I absolutely love the tile selections.

I am so sorry it took another 2 weeks to provide an update. We are finally installing the pretty stuff. We have only 2 1/2 weeks before the client flies in with friends and expects everything to be done!!! I don’t know if we will make it but at least I’ll make sure the kitchen faucet and bath faucets are installed

We have hit a million snags and a couple of issues are design boo boos.

This is what we have remaining to complete:
Herringbone flooring in living room
Grout and seal entryway tile
Baseboard everywhere
Bathroom painting, lighting, fixtures
Countertop Installations
Shower glass door
and a million little details

Painter finally showed up and I’ve got him working extra hours to get caught up

Photos loaded

I think final cost is going to be somewhere around $110,000 for:
All new flooring throughout house
baseboard
lighting
door handles/hinges throughout
New kitchen
New master bathroom
Painting
Repairs of major plumbing leaks

Looking forward to seeing the pictures!

@coralbrook you are a much better person than I am. If I had to move the kid’s stuff, it would be moved into a dumpster.

The place looks terrific. You have to wonder how long it will take the entitled kid to mess the whole place up.

This kid is an entitled SLOB. Leave it all there so his mom’s company can see it all.

Granted they are doing dishes in the laundry sink right now because the kitchen is out of commission but as far as I can tell all the dishes are dirty

I already told her that we cannot replace the flooring in the bedrooms because there are people in the rooms and I’m not touching any of the rooms along the hallway.

This house is 4,000 square feet plus a big studio over the garage. Every inch of it is filled with loose crap everywhere.

She is lucky. She’s getting all new flooring, baseboards, painting, new kitchen and newly configured master bathroom in 2 1/2 months with plumbing, electrical and mice infestation issues everywhere we look.

Seriously? Pink roller skates??? Unclosed cabinet and dryer. Looks like he’s a hoarder! Why are things just thrown on the counters? Mom needs to seriously deal with this.

I live in a fairly LCOL area and there’s no way we could get all of that done for twice the price these days, and even at that price it would not look half as good. This homeowner does not appreciate her luck.

I’m convinced he throws laundry in the dryer, pulls it out later, and just dumps it on the countertop. Both countertops have huge piles of clothes

We have narrowed down the kitchen island pendants to 3 choices. I had to purchase all of them and then we are going to hold them up to decide. I’m sitting on at least $4,000 worth of lights that I’m hoping I can get a decision so I can return the others within the 30 days!!

The island is 100” long after the waterfall countertops get installed by 48 wide with bar overhang area

Choice 1 is least expensive and we would need 3 of these

Or 2 of these

I opened these up today. They are very large and substantial but the gold color is closer to a dark antique gold

Those are certainly three very different looks! Personally, I would not want to have that third one near a kitchen because it would be so very hard to keep clean from substances that tend to waft in the air near prep and cooking areas. But with this kid, they’d probably end up with socks hanging from them anyway.

Do they tarnish over time to change color? You know “number one son” wont do jack.

The reviews of the second one on Lamps Plus say it’s a very bright gold; not sure if that’s what they want.

Yes, three very different choices.

Not a fan of #3 for the reasons others mentioned.

I believe I prefer #1 based on the style they selected for the dining room. Will these be seen from the dining room? I can’t get to the photo album now but seem to remember a large geometric chandelier in the dining. Of course, they shouldn’t be too similar but complement and have a consistency of style.

I don’t dislike #2. And I do like that only 2 fixtures are needed of that style. With a room that size a more substantial fixture may make a better statement (if it’s the right gold tone).

Looking forward to finding out what is selected! Thanks for the updates!
