Because the IB diploma REQUIRES 150 hours of creativity-action-service hours, will admissions officers think that all of our EC’s and community service activities were done only to satisfy that requirement instead of to actually help the community etc.? :S

Colleges know what the IB requires. That being said, if you have time beyond your CAS hours to do other stuff, they will probably be interested. They know how time consuming the IB is, and they also know that if you are truly interested in something, you will make time for it. So, they might think that ECs were just to fulfill CAS, but I suppose it depends on how you present yourself, and if you can provide evidence of further involvement.
