Flip #7 Mid Century Modern Mold

I have muntins in all my windows and I love the look. I replaced all my windows in my house (they didn’t have them originally) with all wood windows - except in the family room addition where I went with vinyl - with the muntins between the glass. I have them in my sliding glass door that goes out to the deck, too.

I had a glass guy come out today. Holy moly…$2,500 to $3,000 just to replace the glass in the 4 panel sliders (there are 2 of them). $750 for the 3 panel large windows (4 of them) and about $400 each for the other windows.

I can definitely buy all new retrofit for less!!!

The only large expense will be the big sliding doors. I may be looking at only being able to replace the living/dining room at this point.

Yikes on the glass replacement!! If you are going to replace some but not the others, I highly recommend replacing the sliders. That is a lot of grid to look through at the views. :frowning:

JMO, I think you either have to replace everything or keep everything or else it will look stupid.

I disagree. It is quite common to have grids in the windows but not in the sliders. Our friends just bough a house built in 2001 that has gridded windows on the front (because grids were considered fancy) but plain ones on the back.

Totally agree. We have no grids on our slider…or the windows in the breakfast room or above our sink (crank outs).

Only the double hung windows in our house have panes. Which we like. Which suit our colonial house.

Spent some me time ordering a new front door. This is what I selected to bring some contemporary style to the house

Please…just don’t paint it green. I can’t stand that green! OK…I know some folks like it…but I think you can make it pop with a color I like :slight_smile:

It won’t be green. It will be a fun color that will contrast with whatever paint scheme I select for the exterior. Haven’t even gotten close to selecting exterior colors yet. Still have to get rid of the horrendous red tile off the roof.

Today I have to go into the local City Hall (not the large City of San Diego) and try to pull a permit just to get a dumpster placed on the street. Our driveway is too short for a dumpster. I learned my lesson that renting the big truck, paying for mileage, dump fees and diesel was not a cost effective move. So now I have to go pay for a $132 permit to get a dumpster for our next load. We are back up to a huge pile of dirt and trash.

Couldn’t you put it on the lawn?

Good question… the City of La Mesa has a racket going. Somehow only one waste management company is allowed to bring dumpsters into the City and they have the trash pickup contract. In the City of La Mesa you have to pay for trash service. You don’t pay for trash service in the City of San Diego (although it’s probably hidden inside the water bill or something). That dumpster company refuses to deliver without a street permit. I really doubt they would place it onto the front yard over a curb.

Permit
Well, I have decided I am going to have to pull a permit for the remodel. I can feel the neighbors snooping around and asking what we are doing. In addition, when I went to pull the Encroachment Permit for the dumpster out on the street the guy kept asking me what was going in the dumpster. I know it is a small office, so I’m going to bite the bullet.

When I went in to pick up the street permit, I asked what type of permit I need for X. They worked with me at the counter and told me I could draw my own site plan and floor plans to pull the permit. So, I am going to try to do it myself with a bunch of measurements and drawings I made on Friday.

PROGRESS

We are 4 weeks into the project and, once again, I cannot figure out where all the time and money went!!

Spent to Date - $11,000

Progress:
Master bath framed and plumbed. We filled in the sunken shower and we are going to build a rimless walk in shower with a slope. Removed the whole window structure and built in a new high clear glass window. It’s on order. Moved pony wall for toilet area and installed the shower fixtures

Ordered front door

All plumbing re routed to open up the ceilings
New HVAC ducting re routed for open ceiling
Built soffits in kitchen where needed for plumbing, electrical and ducting
French drain dug out. This turned into a nightmare because there are large granite rocks in the soil where we are trying to dig the trench for the drain
Redid all the laundry plumbing in garage (before buyer backed out!) and new drywall in garage
Scraped and primed the gates and block in front of the house
Removed all the plants and stumps next to the house, including behind the block wall in front
Finished all framing and blocking for vaulted ceiling (this is going to be the biggest issue when I pull the remodel permit)

We are basically one week away from closing up the walls with drywall except for 2 things. I need to finish the kitchen design so we can reroute all the electrical and plumbing in the kitchen AND I’m going to pull a permit so that will probably push us out to wait for inspections before we can close up the walls

Had to share that I’m getting ads within one of my iPad games for another app/game called “House Flip with Chip and Jo”. I haven’t downloaded it but apparently it involves budgets and contractors and comps and everything. So if anyone wants to flip along themselves, there you are!

Oh CB! I so wish you were here. There are two MCMs on the market in the areas we drove through recently screaming for your TLC. But I have to say that yours is way cooler. :slight_smile:

Speaking of Chip and Joanna - the EPA came down on them for violating lead paint renovation regulations, to the tune of a $40,000 cash fine and requiring them to spend another $160,000 de-leading other buildings in the area. Ouch!

I guess the moral is, don’t film yourself breaking the law and put it on TV. :smiley:

Don’t know what enforcement is like in San Diego, around here there are people who will drop a dime on you. We have a lot of really old housing stock in this area, and a huge state bureaucracy around lead paint. I’ve taken courses for it (moderate level deleading license here, holla!) although I’ve let my license expire… and I’ve taken the EPA course for contractors. It’s a PITA and involves enough plastic sheeting to fill a warehouse.

Just looked through the new pics on flickr - that’s a lot of beam work! That’s going to really look great.
