Flip #7 Mid Century Modern Mold

I’ve started a new thread for this next flip.

4 bedroom/ 3 bath 2300 sq ft in Windsor Hills area of La Mesa with views. I’m not really sure if I can see a peak of ocean or San Diego harbor from the back yard, I need to investigate further with a clear day. But the house is raised up from street behind and definitely enjoys sweeping views and privacy. In fact, so much privacy that sunken 60s master shower has plate glass to back yard.

House was built in 60s with a mid century architecture but has been modified a bit over the years, including horrid cheap grilled dual pane windows.

Major challenges besides the usual kitchens and bath:

Grade of yard on 2 sides of the house is high. The dirt is about 1” above the bottom plate on the slab. This is what is causing water intrusion into the house which is causing the mold. We are going to have to dig down and remove about 4” from sides of house and grade a slope away from the house. In addition, I want to put in a French drain system to draw water away from house to drain out to street in front, tying in the roof gutters.

There was a major leak in flat garage roof that does not look like it was repaired properly. Probably need to put some money into roof.

Mold in kitchen, dining room and master bedroom. Mold is limited to bottom foot of walls.

Luckily this house was managed as a rental and I have full disclosure from property management company on everything done in last 10 years. I also have inspection reports about the water intrusion and detailed bids from two companies to fix drainage issues. They include step by step work tasks which we can use as our guide!!

The former was built in 2006…and is currently not for sale.

And before we begin back down the permit discussion…not adding square feet, bedrooms or more bathrooms. In fact I don’t think I even need to move any plumbing in the bathrooms. Probably will move some plumbing in kitchen.

Could you make that entry way that currently has the vaulted roof a living space?? Not sure if you need to; just wondering.

IMO, it would be wise for you keep complete documentation of the mold removal process. Market it as a complete gut job. I don’t think it needs any sft added to it.

Reading the paper… oh what a remodel. Maybe there is something in it that you can “steal” for your remodel ideas.

It’s a nice location and I’m glad you are getting it at a price you wanted. I can’t wait to see you work your magic on the place. It’s really a cute place that has great potential.

I’m glad you didn’t promise the selling agent you’d hire him. Your agent who stages places does a much better job of photographing your great work.

I think 7 is correct. As thumper noted, the previous one was a contracted out remodel.

I started Flip 7 thread to search for #7. Then I got sidetracked with a remodel here and there but the search has been going on for at least 9 to 12 months. We were mired in pages of trying to find a new flip project:)

This moldy gem has an upside! No crap to sort through and haul to the dump! :slight_smile:

And NO tenant to wish away!!
