That “hall bath” is strangely large compared to the other bathrooms which I assume are full baths.

I’ll be interested to see what you do with the location of the fireplace, and whether you keep the living room and the family room. I like the fact that it has two master bedrooms.

And the dining room seems very very small. Are these plans to scale?

Those plans look like they are drawn to scale to me. It doesn’t show all the doors and windows though.

What is up with that massive fireplace, though? It chops that whole side of the house in half. Only a small portion goes through the roof, I wonder if most of it could be taken out.

The dining room looks to be 10’x13’-ish, the kitchen 15’x10-ish… do these open into the living room? I can’t really tell from the floor plan, from the pictures it looks like there is a big plastic zippered door there, so… yes?

Not sure that second “master” can really be called a master br, it’s like 9.5’x12’. Yeah they carved a tiny bathroom out of one corner, but a master?

Unless there’s a door not shown on the floor plan, for BR1 and BR2 to get to the bathroom you have to walk out almost to the front door. Not very private.

The whole floorplan just seems a bit weird to me.Not sure how it fits in with mid-century-modern (or the budget), but I’d be tempted to wall in that front courtyard to make it inside space and re-arrange the inside into something more sensible. What would you use that front courtyard for? Are you going to sit out there to enjoy the outdoors, surrounded by walls and ceiling? Hmm.

That fireplace apparently opens to both the family room and the living room. It seems like it could be taken down to a column allowing passage on both sides, which would be nice for entertaining. I’m trying to figure out the route to get groceries from the car to the kitchen, always one of my priorities! At present it seems to be across the family room and through the foyer.

That small zipper kitchen door appears from the listing photo to open into Hall2, directly across from the hall bath door. The large zipper wall appears to separate the living and dining rooms at the back of the house. You can see one side of it in the living room picture and the other side in the shot taken from in the kitchen looking across the counter to the dining room. That dining room is more of a breakfast nook, IMO.

Several homes in that area appear to have a vaulted courtyard entry. Is the hall bath the one with the corner tub and the small window?

The DR seems small to me because there’s a line from top to bottom and then the word “vanity” on it. I took that to mean that it’s part of the bathroom, but I could be mistaken.

And if that hall bath is a full bath, it seems to me it should have a door into the hall by the bedrooms.

We need cb to fill us in on the details.

I love it when they make no effort to take a nice picture - notice the toilet paper tubes thrown on the floor in picture 15. :smiley:

In picture 4 you can see a small window in the hall bathroom from the outside. In picture 16 you can see the corner of this window, which means the other wall you can see is the wall shared with the bedroom hallway. So the only door is the one shown on the floor plan.

The zippered plastic wall between the living room and the DR/kitchen is at an angle, you can see it in picture 9, it’s not a real wall. So I’m guessing they slapped up a few pieces of wood to be able to attach the plastic to, which means the DR/kitchen will be open to the living room.

Where does the refrigerator get placed in the kitchen? I cant figure it out.

In general, the floor plan is to scale.

The zippered plastic you are seeing are covers put on to isolate the rooms with mold. They are openings with no door. For some reason they don’t have any pictures of the back large master bedroom.

Yes, the front bedroom with small bath is not a “master”. Don’t know why the mold company labeled it as such. Probably because it has an attached bath which is very small. For resale value, this is an advantage because it can be for guests or a teenager.

The fireplace is massive, but that is part of the mid century design of the era.

I cannot remember exactly, but I think garage enters through family room.

At this point, before I really get in there, I’m trying to keep wall changes to a minimum. The wall between kitchen and living room will get blown out to open up kitchen, dining and living area. That should help a bit with the flow from family room into kitchen.

The little window in the courtyard is the hall bath (which has the large corner tub) and the window just looks strange in the courtyard. I don’t think anyone sits in that courtyard, but it is a feature of California mid century modern. I think there were several in the examples @silpat linked in the other thread.

Since I have to gut the hall bath I might be able to change the doors, but it has to serve as a guest bath and hall bath, so need access for entertaining visitors.

Looks like the refrigerator would have to go in the corner against the wall with the outlet next to the tall cabinet- see kitchen picture with the lower open cabinet door. I think on the floor plan that’s the lower right corner.

The line in the DR through the “a” in Vanity just seems to be a measurement line showing that dimension of the room, not a part of the house itself.

Yes, bedrooms 1 and 2 have to take a few steps into Hall2 to get to the hall bath. The bedroom doors are very close. It is somewhat public. My in-laws had tucked a tiny half bath into a corner of their small kitchen, and they ate all casual meals in the kitchen adjacent to that bathroom. I really hated using it, especially since my MIL seldom left the kitchen. Also all three bedrooms and the bath upstairs all opened onto a tiny landing. So MIL knew when anyone budged. Actually, I just hated visiting that house period.

Between May 10 and May 18, depending on when Seller can get all their stuff done.

I drove deposit into escrow office today so we are just getting started.

That’s pretty fast. And it gives you time to get your workmen lined up and ready to go.

Will you need permits for anything?

How about some ceiling fans and a fountain and flower pots in the courtyard, not sure of the airflow in the San Diego one, but we use our PNW front courtyard all the time and love sitting outside in the morning reading a Sunday paper.

No, you did not. We are talking about the listing photos, just look up the address for those.

I found some examples of the entry courtyard style, including one specific to the a frame entry.

This is most similar to front entry. I would take roof off and leave the large beams over the courtyard
