CB, I live up here in N Cal where Eichler got his start.
I think you can GREATLY reduce the width of the fireplace without compromising the “mid century” look of the house.
Most Eichlers dont have such a massive a fireplace.
the other suggestion I have is to raise , where ever possible, interior ceiling heights, in order to make the house much more light and airy- again- vaulted ceilings are a hallmark of Eichlers.

Yes, I need to get in there and figure out if we can open up the ceilings. I’m not sure it can be down where the flat roof portions are, but I am definitely going to try to vault the tall A frame center portion of the house.

I can easily reduce the width of the fireplace because the left part of the monstrosity (viewed from living room) is some kind of strange Planter Box. It’s open at the top for plants. I can demo off that portion and hope/pray that the remaining side can be smoothed out somehow.

One of the key things I could do to get it over to the Mid Century look is add upper windows, especially in the entry area. Right now it’s an ugly wall with some kind of Spanish style front door to the left. If I can just add frosted glass walls and triangle upper windows in the upper vault area, it will really Wow the entry courtyard area. I don’t think it will compromise the structure because the beams are holding the A frame and I can keep a post, header and beam in the wall

An idea for the bathroom would be to add a full length opaque window in that bathroom and then have just a small opaque awning style opening window at the top of the opaque window wall

I still like the idea of reflective film on the bathroom window so you can see out but they can’t see in, plus hopefully the sun will be in position occasionally to blind them. I didn’t realize their window was in a bathroom too.

Maybe a drone that hovers outside their window?

Marilyn… I think you are referring to the issue of the monstrosity being built next door at my personal residence?? That is staring straight down into the large window in my bathroom?? Don’t need reflective film at the mid century flip house

Love the courtyards. Since you’ll have beams, would it be possible to install a wet-rated fan? Minka-Aire, Emerson and Kichler all make some mod/contemporary style fans that are wet-rated (not just damp rated) for outdoor use.

I am trying to be careful with the budget on this flip. In the entry photos off the listing you can see that there is only electrical wired up for one hanging light in the entry area. I need to use that wiring to put in a statement piece hanging light for the entry area. I don’t want to replace the light fixture with a fan. If buyers need a fan in the future to use the entryway, they can change out to a ceiling fan. It’s not something buyers are going to notice. They ARE going to notice a beautiful hanging fixture that is a statement piece in the entry

That’s huge fireplace just isolates that family room from everything else. It’s almost too bad that isn’t the location for the master bedroom, move the master there…and you could open up the whole back of the house…but that isn’t a budget good option, I know.

Will you be able to do anything to make the closets less 1970’s in appearance…and size?

I haven’t thought about the closets yet. But, probably will not be moving any walls to create bigger closets.

If you do the closet organizer system thingies, the closets will feel much bigger.

Those closet organizer thingies are stupidly expensive. They are always in the “plan” and fall off the Plan when we get to the end and I’ve run out of money:)

CLOSING DATE

We will be closing escrow early Friday morning and I will get the keys about noon. I am doing a walkthrough tomorrow with selling agent to make sure the keys and garage remotes are available but not sure I can take too many pictures when the listing agent is there

Do not waste your money on closet organizers. They are always not what the buyer will need eventually. I have three closets full of them… too little space for long dresses! :slight_smile:

Agree—money can be spent in better ways than organizing any closets. Things tend to look largest when they are empty than if there are “organizers” or other things in them. Organizing is very personal to the user anyway.

Re: closet organizers…let the owners do their own. My husband and I both have walk in closets with radically different closet organizers. Let’s just say…he didn’t need a special shelf for small purses, for example.

It has always been my opinion that every person is different with what they need for closet organizers. Some people have 100s of shoes, others need a lot of hanging space, another is a bachelor with 50 pairs of jeans or something. Its always the first thing to go out of the budget. My agent always argues for closet organizers because buyers go oooh…aahhh. I would prefer to give a credit back to buyer to design and install their dream closet
