My D and her fiancé have spent countless hours removing orange rocks from both the front and back yards of the house they bought last year. Fiancé and three friends yesterday finally cleared the back yard.
Flooring!
Well, the flooring is finally going in. When people say ‘I want wood floors’ they don’t understand all the hidden costs. Yes, I scored the actual flooring for $2.99/sq ft for gorgeous floor. BUT, there are so many costs involved in the installation. First, there is plastic moisture barrier, then there’s the foam and then there are really expensive trim pieces required. Just today I realized I need to go get 3 more trim pieces because we are going to have to trim around the bottom of the mammoth fireplace because the cuts are going perpendicular to the long parts of the fireplace.
But, the bigger issue is you have to have perfectly level floors to install wood flooring (or laminate type planks). If there are any hills or valleys in the floor, you will feel it walking around. That is why tile floor - just slop on more thinset under the tile - or carpet… just lay it down and be done with it… are so much easier
It has taken 2 1/2 days for 2 guys to go around the house with their giant level metal thing (that’s probably not the correct construction tool term) to find hills and valleys all over the floor. We needed 15 bags of self leveling cement at $25 each. And days of labor to grind the concrete (big mess everywhere) and pour out the self leveling in the valleys.
And, the inspector told us we have to fireproof the ceiling between the garage and house so that is taking another 2 days of blocking and drywall. Garages are always a money pit that I never estimate correctly!

So - any progress over the long weekend? Are you keeping an eye out for your next flip, or are you going to take a break to travel and plan next steps? Nothing much seems to be popping up on the Point Loma peninsula although I haven’t looked in a few days.
The flooring guys worked over the weekend and we all worked today. Fancy toilet and shower glass installed in the master bath. French drain and gravel cover all done. Baseboards installed in bathrooms and painted.

Select accent wall color and paint big wall in kitchen

Decide whether to install dining room light or cap it off for buyer to pick their own

Right now the teal is the winner. We keep putting up the chartreuse and coral as we get flooring in, etc and the teal is the best color so far. Still need to paint in the concrete coating in the courtyard before final decision. Today I am going to go pick that product/color
Flooring!! Took some pics of the flooring going in. I think it is the best compromise between contrasting with the kitchen and blending with the massive fireplace. It really looks wonderful. Pics don’t really look as good as it does in real life
Finally got the plastic off the upper cabinets in the kitchen and they are very striking with white gloss trimmed out with the walnut
Also struggling with the accent wall in the kitchen. Kitchen tall wall needs some kind of color. I put up some more samples yesterday and there is a pale silver (upper left corner) and a washed out teal. Of course the washed out teal is my absolute favorite, but the silver will play it safe (photo loaded). And, for some reason my pure white countertops look creamy against everything. Still trying to figure that one out

Looks great. I like the teal for the kitchen accent wall.
I like the teal too, but please paint some samples closer to the window end of the wall. The light from outside might have a lot of green in it and will change how you see it.
The floors look great. What about a pale coral for the kitchen wall - to warm it up and work with the wood? And maybe the countertops would look less creamy and more white.
I think that Coral inside the house will look ‘pink’ and really not be desireable to most buyers. But, I happen to have some so I can cut it down to 50% and see how it looks!
I vote for the teal. Teal and brown colors (like walnut) go well together.
Teal would be better than grey/silver. I was thinking very pale coral, just enough to suggest a rosy glow.
I mixed the Rainwater (teal) 50/50 with a very very pale grey to knock it down. I think its the winner but will wait until we’ve wasted time and money getting a coat up on the wall. Probably going to be anpther one of those…“we need to paint that wall again with another try”

Paint Debacle!!!
I’m all excited. Off to buy the teal for the kitchen wall. I get up to the counter “1 gallon of Rainwater please” I know it’s a Home Depot color because my old small sample is Home Depot. Go off to buy some stuff and come back just as the guy’s opening up the mixed can and putting a dot on top. Thank goodness I’m standing there watching because it is the most horrid in your face bright turquoise I’ve ever seen. Not my color!!! The guy is totally defensive and pulls out the Behr paint deck. Sure enough…same horrid color named Rainwater
I get on the phone and ask my painter to send picture of label on the sample we used. Turns out it is Behr “Martha Stewart” color. Evidently Martha cancelled the contract with Behr or something like that and the color and formula have been removed from their computers. So back to the project to paint up a small sample so I go back and color match it.
I almost had to pay for the Oops gallon, but the guy felt sorry for me:)
We are getting our final inspection tomorrow (Wednesday) morning!
My agent came by today and we made decision to cap off dining room ceiling light for buyer selection and I’m going to have to change out the plants in front because they are not making a strong enough impact. Going to do horsetail reeds along the front of the breeze block for some contemporary impact.
It sounds like it’s ready to hit the market…
Looking forward to seeing the staging. The place looks terrific…I’d keep the staging very minimal.
