I agree, lose the window grids, the view house was a brilliant choice, no one can add on a view to property, you have it or you don’t
On the entry, what’s the exposure? What time of day would be sunny? Would it be too hot in the sun or a lovely little morning spot? Not much rain in SoCal, could it be better wide open, no roof?
I, too, find the shower at least preliminarily appealing

Marilyn…thank you so much for that link. Excellent detective work. I have been searching for a good collection of the entry courtyard examples to work with. A lot of those little photos are very similar to the shape and size I am working with.

I love the original Mondrian light and I think I can get away with an indoor fixture. I’m toying with the idea of half covered and half open for the courtyard

Those are Craftsman. A few Craftsmans in my 'hood have outdoor lights like the one in link 1.

CB: One of the charming things about the Eichler photos Marilyn linked is that around the courtyard, the rooms have big expanses of glass. Since the courtyard is private, due to those front gates, you could have at least the family room with big sliders or nana doors. You might also be able to do something with the front master BR/bath wall, although I’m less certain about that. Maybe glass sliders into the hallway on the MBR side of the courtyard, and then make the glass on the FR side symmetrical. That would add huge light into those areas.

A lot of the lighting fixtures being recommended don’t read as very mid-century to me. When I think of something mid-century, I think light and airy and/or more organic in shape - amoebas, globes, etc.

I’d either go for something similar to what is shown in this link that coralbrook already posted or have no hanging light fixture and do wall sconces as shown in some of the other Eichler courtyard design links, leaving the beams open and airy and unadorned.

I like the Mondrian but personally I don’t think it is right for this house. That pearl lamp ^ is much more in keeping with the light and airy look. Bonuses - nice price point and made in California!

The ink is barely dry on the paperwork for cb – if it’s even signed at all!! – and we’re already choosing light fixtures??!

So far I think the early consensus is to keep the sunken shower, replace the grid windows, and do a patio if at all possible. The courtyard has multiple issues to settle.

SNAFU in closing

So, this morning i suddenly receive a bunch of papers to sign from the Property Management Company in the guise if disclosures. These were supposed to be provided by Tuesday last week. In my papers last week there was a 1 page list of repairs from the company. It had a typed list.

This morning I start going through a bunch of “receipts” and something catches my eye. There is a City of La Mesa Code Violation. Holy Moly! This is not good and was not disclosed!! Normally I can look these up online but City of La Mesa does not have an online system.

So, I immediately call the La Mesa Code Officer and she actually picks up the phone!! She tells me that she closed the violation, but then she looks into her system and finds a bigger issue. One of the issues was that AC Condenser install was not permitted. And, a plumbing company pulled a permit for new system and failed inspection. Permit is still open

I knew there was a new HVAC system installed because it was on the list for $9,000. Look through more paperwork and I see the detailed Correction Notice from City and detailed invoice from Plumbing Co with an extra charge of $1,000 for pulling permit.

I know that if I close escrow tomorrow I have no big stick to get plumbing co to correct their work and get final inspection. Plus…I do not want the City snooping around at some future date. Call the agent and make it clear that permit has to be finaled before I will close escrow.

He is all over it and already had a guy from the City out to the property and plumbing company doing corrections. It appears the Property Management Company dropped the ball because they evidently did not authorize the plumbing co to go back out for corrections. Have no idea why plumbing co didnt just fix the issue 6 months ago or why management company paid them $9,000 without checking that permit was finaled.

Nothing like a bunch of stress right as I’m about to wire in $600,000!!
