Buyer should get full loan approval this Friday. I have to tent the house for termite clearance for the loan and the soonest we could get on the schedule was Oct 2nd through 5th. So we will not close until Monday Oct 8th or Tuesday

Squeezing in a bathroom remodel for a close friend ‘in my tribe’. She has been waiting patiently for my crew to have a free week. We tore off the old tile and hauled out the old cast iron tub today. Ohhhh Lordy, we should’ve been in there years ago. I have never seen anything so bad. Water has been leaking behind the tile for years. Live termites everywhere. Big mold issues. We had to tear off the drywall in the adjoining rooms, including their bedroom!!! While they were at work today
Worst part is the base plate and studs around the bathtub are eaten away. Have no idea what was holding up the window and the roof:)
I had to call her up and let her know the money pit is coming, and Oh By the Way, you need a $2,000 termite tenting of this house pretty quick

In Georgia we have a thing called a termite bond. Basically you pay for termite protection and if at any time they find termites they get rid of them and replace what ever was damaged. Ours is $320 / year. Do they have any thing like that in California?

Sorry I haven’t been updating very often. I am slammed as I have 3 projects converging at once and the La Jolla project is very needy right at the moment. I was told plans were ready and submitted. Technically we cannot start work until the HOA approves plans and I have some semblance of assurance that the plans are submitted into the City for review.
But No… I finally saw a copy of the plans and there are many details that need to be corrected. Since the owner is a lawyer he barely has time to pay attention to these types of details. So, after many emails back/forth with my review of the plans and many decisions that need to be made, he finally decided that I would be primary contact for the drafting/Title 24 and structural engineer. Things should move much faster now but I am in drowning in details that I have to get correct at this point.
This is one of the reasons that I don’t want to deal with a HOA or City permits. Honestly, I have no idea exactly where we are going to vent the stove (HOA keeps asking which is their right because we may have to cut a hole in the roof which is HOA responsibility), let alone where the dang stove is going to be at this point I don’t know how people are expected to have a perfect kitchen layout without opening up the ceilings to check where everything can be routed?? It’s a chicken and egg thing. So, I need to get in there and demolish out the kitchen and ceiling in order to answer a lot of questions at this point.
Meanwhile… the Buyer wants to close early!! They are anxious to get moved in because they need to clear out their current house and get it ready to go up for sale.
So, looks like we are closing on Friday, about 10 minutes after the dang termite tent comes off!! This means I need to get in there Monday and clear absolutely everything out of the house, fix one electrical detail that Buyer requested for a repair and get that termite tent on the house! Then Friday I have to rush in and do a final cleaning to close escrow. My personal home is a total embarrassment at this point because my vacuum, brooms and mops have been over at the project for 3 weeks.
Wow! It’s so unusual that a buyer wants to accelerate the closing. This is great, cb – you’ll have money in your pocket!
Got an email from our realtor with this description of a listing and immediately thought of CB!
“fixer or Value in Land. Considerable amount of personal property inside (hoarder). Access is difficult…” $700k for a chunk of our city land littered with junk sounds about right.

Love the sugar coated real estate agent wording…”considerable amount of personal property inside”. Pretty sure bunsenberner inserted the “Hoarder”. Real estate agents would probably not insert the real word:). Unless they actually did??
What kind of pictures did they have in the listing?
No photos yet. The hoarder comment comes from the MLS description, believe it or not!!! I am very tempted to take a look.

Had the final walkthrough last night. Buyers are so excited and happy, the buyer’s wife hugged me twice! It makes me so happy to sell to someone who loves the house. They profusely thanked me for putting in such great light fixtures, they love the white globes in front. I didn’t have the heart to tell them that, as usual, I ran out of money towards the end and had to install the most inexpensive lighting I could find They think the fixtures are perfect for the home.
We are gifting them the piece of art in the entry because they love the drama at the entry, and several other pieces they love such as the gold starburst things in the dining area. We talked about what he is working on as an architect and his firm has a fascinating specialty. They do most of the new school buildings in Southern California. I researched and the buildings are very cool and interesting.
So, we will be closing on Friday because they signed their loan docs today and we are moving fast. Should get my proceeds disbursed by Monday afternoon next week.

Aren’t you just hoping you can go back and see how they furnish it? I would be soooo curious!
