We would need a plumber but not an electrician…but even with that reduction…I think we are looking at a minimum of $10,000 and that’s with us doing the demolition and the painting.

HI prices are pretty insane.

I think a lot depends on whether you’re moving plumbing or not. When we did our two upstairs bathrooms, we left everything where it was, but I know moving things could have easily added another $10K or so.

WE are in the final state of our project and found the market has slowed down substantially. If we sell now, we might not be able to recover the cost and efforts put into it. Oh well, you win some your lose some.

All in all, I don’t think CB is going to start another project anytime sooner. House flipping business is over, at least for now.

@coralbrook - if you still remember that little detail… can you please remind which dining set you purchased for staging your MCM gem? We are closing on the condo for the kiddos to live in -yay! They said they need furniture tips. :slight_smile:

That was purchased by my agent but I think it was Overstock.com. I’ll ask her and get back to you. The cute white round table in the kitchen was IKEA

Just returned from my trip and we had a big rainfall. Massive leaks from the exterior stucco cracks. I got to spend the whole first day back taking photos and writing a report to the HOA identifying all the problems. We also found serious mold crawling around and opening up some drywall where the leaks were. Nothing I can do about it because it is attached to the inside of the exterior stucco. That’s HOA territory and I can hardly start tearing off the stucco. If this was my house, that entire exterior wall would be off by Monday, that’s how bad the mold is. It looks like a fuzzy coral reef living organism in the walls.

IMO, you’d be justified walking off the job until it’s been remediated.
