I like those commercial style handles on the frig!

@coralbrook, he’s so lucky you have good taste and are SO patient!

I guess that’s a nice fridge…but frankly…I like clean looks on the front of my fridge and that one has too many handles, drawers, and then the water through the door thing. If i we’re guessing, I would guess he looked for the fridge with the most of everything not because of function.

Glad things are sort of moving along. I’m sure you are looking forward to the finish line.

@thumper1 I agree that there are a lot of handles on that frig, I think I’d prefer the extra drawer to be one long drawer with a divider than two separate drawers. More frig space that way, too.

I didn’t think about my fridge’s handles. They are curved and while pretty, it’s hard to get a cloth at the bottom and top of them to wipe clean. I will get straight handles on my next refrigerator.

I was adamant that he get a Counter Depth refrigerator. Mostly because we don’t have any room for something to protrude out into a tight walkway between the refrigerator wall and the island. The link I put up was probably to the regular size. He kept quizzing me about the giant one and I had to remind him he was ONE person and did not need a behemoth cubic ft refrigerator!!

Personally I don’t like the straight handles because I keep bumping into them, getting clothes stuck on them and getting bruises. But everyone is different. Since the frig is on a wall in the walkway between island and getting to the sink, I’m guessing those handles might protrude a little too much for comfort.

The handles do stick out quite a bit, but they do not catch clothing. They are quite easy to clean.

Thank you so much for sharing the tile links. It turns out the company has a store in a town near us, so I ordered some samples for an upcoming project.Once we choose, I can have the tiles delivered to the store so they can be inspected before they’re brought home. Dh was concerned about ordering tile online to be delivered here, certain there’d be a lot of breakage.

Might one of these vanities work?

@Silpat thanks for all the links. I wasn’t specific about the size. We need a 30”. My personal opinion is that a vanity with thin legs might be better for the style of the bathroom. Love the last one, it’s fun!! Wish it came in 30”

You’re facing a challenge, especially considering budget and timing. These may not be quite the look, but they’re the closest I’ve seen in a 30 inch vanity without going over $3K:

@Silpat I love that last one! But they don’t have a picture on how those shelves/drawers open up? It’s very interesting. One of the issues is he doesn’t want gold fixtures, he is going with chrome. So, the last one has that gold rim that would be impossible to remove and replace. Gold handles on the other ones can just be changed out. I’ll send them to him

Living Room Windows
So, we thought we were done finding water leak surprises. We finally were able to get double scaffolding set up in the living room after the balcony railing was installed back out on the balcony. First thing was to get up and inspect the upper top windows. Yikes! It was a mess up there. All of the trim along the bottom, and the whole shelf was completely water rotted and termite ridden. Surprised the windows were still sitting in there.

It’s a complex issue. There is an overhang above the balcony with clay tile. The clay tiles are higher than the bottom of the glass in the windows. Then someone along the way replaced the clay tiles? And then put in a set of cement at the end of the tiles. The cement is not sloped away from the glass window and, even worse, is about 2 inches above the bottom of the glass. This is causing any water to sit on the concrete and seep down between the gap between the concrete and the glass down into the wood under the window. Everything is rotted out.

We had to pull out all the rotted wood because we are under the gun to get that area painted with the sprayer because we have to return the scaffolding and we need to get done spraying everything in order to start installing the kitchen.

There is not an immediate permanent solution available. My opinion is that we have to pull out the glass and order new pieces (dual pane) that are shorter. Then we have to build in a new wood base that is higher than the clay tiles and silicone up that wood to the concrete on the clay tiles. We cannot access in any way the exterior of these windows because we can not get on top of that overhang and crawl over the clay tiles. I have no idea how anyone can access that area (see exterior photos)

Right now all we can do is replace some wood, paint it up and wait for new water to seep in. Owner is taking it to the HOA which means that there will be a long time period before it can get permanently fixed. I’m pretty sure the same thing is happening in all of the Spanish style units, but noone can see up there to confirm.

Living Room Ceiling

We are fighting a losing battle trying to prime and paint the brown wood living room ceiling. I’m guessing it was originally stained with some kind of oil stain. First we put on 2 coats of regular primer. Nope, everything is still bleeding through. Then we bought the most expensive primer and another coat. Still not looking good. So we sprayed with some ceiling paint and it didn’t work. Now we are spraying it with Behr Marquee flat white and I think we are finally going to get that ceiling white. In the end there will probably be six coats of stuff on that ceiling and at least 20 gallons of paint. Thats about $500 worth of paint alone on that ceiling!

We are starting our tile and it is looking gorgeous. I’ll load some photos when the rooms get done

And, did I mention that he has already come up with 3 more wires he wants us to pull through the house, now that we are all closed up and primed! Dang it. He wants us to pull a wire in living room ceiling for small lights that will ‘wash’ down the tall fireplace wall. Another wire across living room ceiling for powered remote control blinds. Another one in master bath for a heated towel rack (this is on top of the radiant floor heating wire we need to install. And now he wants an outlet run to front balcony!

Hello new holes in our perfect new drywall  He paid to have the whole house retextured to smooth walls (it was horrid orange peel)

Are you using oli-based primer?

Oh holy JPMorgan! Just saw your photos of that rot. It is a miracle those windows are still in. Let the HOA deal with it. Not your circus, not your monkeys.

No, we decided not to use oil based primer because it would have caused a huge mess with the sprayer. We are not sure there ever was a stain on the wood, and the stain would have been 50 years old anyway. Probably was a mistake in hind sight.

That ceiling looks a lot better than when it was dark brown. It was so heavy looking before.

Our inspector gave us some great tips regarding printing stained wood. Old stains, especially indoors, can last a long time… she said when in doubt, get oil based stuff and roll it.

BTW, are you renting that orange scaffolding? We paid $600 to get that same thing from HD and now proudly own it. It already paid off handsomely when we painted the master bedroom and the siding. If you have a place to store the pieces (it is quite compact), I recommend buying one of those.
