Flip #8 La Jolla Lawyer Bachelor Pad

Zinsser B-I-N shellac-based primer/sealer. Nothing will bleed through it.

Should have used the Zinsser oil based primer.

Borrowed the scaffolding from my drywall guy. But he needs it back in a couple of weeks. Trying to avoid any more things stored in my garage

OK we are now dealing with lighting. I keep insisting that we need a very large statement piece in living room. I pointed out how wimpy the light looks in the flipped townhouse (now up for sale at 7851 on the street). He paid a lot of money for the electrician to wire out on every ceiling because there was NO ceiling lights in the whole house. But the wiring in that tall beamed ceiling in living room was a bear.

He’s busy ordering $1,000 toilets and Hansgrohe shower fixtures. I keep reminding him that the scaffolding is going away Jan 15th and we have to get up and install the ceiling chandelier. I’ve sent hundreds of photos, including 2 or 3 I am in love with for the house. But mine are ranging between $600 and $1,000. I guess I have different priorities than he does. He wants a $200 light, but does admit it needs to be large to make a statement.

Here’s the townhouse for sale to see their lighting

Note that the kitchen in our townhouse is going to be the same flush mount walnut as La Mesa with white quartz tops

Here’s the lighting I want ( knowing it needs to be a little more masculine)

These are the ones he likes

This one has to ship from China and I don’t think it will arrive intact

This one is OK but the photos are deceiving. Only 31” wide

Get the $599 one. It’s sort of a financial compromise and its WAY better than the junk he chose.

Why is he cheaping out on something that is going to be SOOOOO visible all the time.

If he whines too much…cap it off and tell him to buy table or floor lamps.

I like the second one u posted, the first by Troy.

@coralbrook that Troy one is only 29 inches wide.

It’s hilarious … this is the toilet he wants for a girl’s small bathroom no one is going to see (which he hasn’t even ordered yet because he’s agonizing over everything!!)

I say get this one, call it a day and put $700 plus towards a statement lighting piece

https://www.homedepot.com/p/Glacier-Bay-2-piece-1-1-GPF-1-6-GPF-High-Efficiency-Dual-Flush-Complete-Elongated-Toilet-in-White-N2316/100676582

To be fair…the toilet he chose IS nicer looking…but if he is trying to save money…the light in his open area is NOT where he should cut corners!

I know the Troy is only 29 wide. I was hoping the extra height would give a larger appearance. He should probably go for the 34 wide but so expensive

That Kohler toilet is hideous. If he wants a statement in kids bath, I recommend Toto Aquia. Very modern, elegant, and flushes like a champ. Tried and tested in BB’s two houses.

The owner has finally rented his downtown condo and he has a hard deadline to move into La Jolla by March 1st. This would be doable if we didn’t find rotted wood everywhere we look and everything was arriving. We still have no tile decision for master bath. I had to send the tile guy off for a week until tile is decided. I’ll be lucky if he ever comes back. Hopefully I held back enough money to make him want to come back for next bathroom.

Now he’s decided we have to completely replace and rebuild the upper window area to avoid future leaks.

Still have the giant floating staircase hanging over my head. The design has been stuck in engineering for 4 weeks because they keep sending drawings that have big issues asking for ‘signoff’. First drawing had the landing divided into two pieces at two different heights. You had to step Down 3” in order to go up the next flight. Then I caught that and next drawing had bottom floating step sticking out past front door 4 inches and you couldn’t open the door. Final drawing has every step at 10” which is minimum code but top step is only 9 inches (not to code). We went to neighbors house with same stairwell and I measured everything. His top step had to be 9 inches also to get the floating staircase in. I am trying desperately to convince owner that his best bet to ensure move in and budget is to nix the staircase

I like the Toto that BunsenBurner posted. We’ve been pleased with Toto quality.

If you need something cheaper, there’s a one piece toilet in the Glacier Bay line: https://www.homedepot.com/p/Glacier-Bay-1-piece-1-1-GPF-1-6-GPF-High-Efficiency-Dual-Flush-Elongated-All-in-One-Toilet-in-White-N2420/203076918 It looks more like the owner’s choice than the two piece one.

There’s also an American Standard for a little bit more: https://www.homedepot.com/p/American-Standard-Fairfield-1-Piece-1-6-GPF-Single-Flush-Elongated-Toilet-in-White-Seat-Included-2862-056-020/203102351

@coralbrook - I know you know this, but just in case… does the bachelor know that toilets come in different rough in sizes? While 12" is the most common, once in a while a 14" or a 10" goes on sale…

OMG. We have that same Kohler in the downstairs bath!! Hate it. There are 4 toilets in this house, and that one is the only one that is causing trouble!!!

Did he read the reviews on that Sputnik Firefly?!

A few more options based on both his and your choices, but yes, he has to go over $200!

I like the light in the second link. Decently priced, and Possini Lighting is good quality and is sold at higher end light stores here.

We recently finished our remodel - a five month adventure that really belongs in the other thread on Home Improvements. However, relevant to this thread:

Our contractor suggested Toto toilets as well - we used this one - https://www.amazon.com/TOTO-Drake-Elongated-Cotton-White/dp/B0012HINC2

We’ve been living with them the last two months and have been really pleased overall.

Regarding light fixtures - we ordered a wide array of fixtures from https://www.shadesoflight.com . In general very well made and shipped promptly (except one outside fixture that was backordered - and took forever).

Some of these lights are giving me bad flashbacks to the 70’s. No smoky glass please!

I like Marilyn’s first one. It could be a really flaky dessert.

Shades of Light has some really cool lights. We got our hanging globe pendant lights there and are very pleased with them.

We used Kohler Wellworth dual-flush toilets, they have been great: https://www.amazon.com/Kohler-K-3989-0-KOHLER-Toilet-White/dp/B00CJW3IYC/

I like run last light in Marilyn’s links…and it’s not all that pricey and similar enough to the JUNQUE the owner picked out!

I forgot to mention… ceiling is sloped steep so I cannot use a light with the wide plate like the island pendants. I sent him Marilyns last link because I think he might like that one.

I did see the reviews on his Firefly light, that’s why I nixed it. My biggest problem is that the scaffolding is going away any day now and it is impossible to get up to that ceiling to hang a light.
