Regarding the mold. We cannot remove it or remediate it because it is adhered to the inside of the exterior stucco. Luckily the community is small and I pulled 2 board members in to look at the issue. They are horrified and worried that the issue is in the other Spanish style units with the old original stucco. They are already galvanized to remove the stucco and redo the 2 buildings.
Good. The condo association needs to preserve the value of these units…and mold and mildew won’t help do that.
Great that they are on board with fixing it.
Maybe if they are ripping off the entire exterior they would update to the more contemporary styling of the other building!

If I were the owner, I would pay CB’s to-date costs of refinishing the railing and then pay for disposal of it and purchase new railings!
Sorry , just realized that I posted the whole issue about the failing stucco, leaks and mold on the other Mid Century thread. Glad someone found the dining set on Overstock for @BunsenBurner . It really is good quality for the price (it’s all relative!)

I wrote up an entire report for thte HOA over the weekend and 2 of the members did a walk through last Friday evening. I know they have a sense of urgency about the situation now and the other owners are freaking out that they might have mold inside their walls also. The main leak that is causing the mold (and it is obvious this has been going on for years) is from the top of the bump out over the master bathroom window.
Bless his heart, my roofing guy has been over twice now, once in the pouring rain last Thursday. He got up there somehow with his really tall ladder and took pictures for me. It appears that someone just threw some roofing felt over the top of the high bump out and just nailed it on. First, the nails create a hole for water to go down and second, they never put any flashing or anything. All water coming down is just going down the wall and under the felt and leaking into the bump out cavity of the unit all the way down to the kitchen. That is the top priority to fix before next rains.
My roofer friend is bringing his crew over on Wednesday and they will work in the rain if they have to. We have to fix all the deteriorating seal around every vent on the roof and just stick some temporary flashing over the bump out. I don’t care what it looks like!!! We just need to stop the leaks until they pull off that exterior stucco. We cannot even close up the interior until the inside of the wall dries up. The HOA tried to start telling me that I needed to get 3 bids from companies to repair the roof and emergency caulk up the stucco cracks. I basically told them to pound sand. I have been working with my roofer for 10 years, he shows up within hours of my call, he is extremely experienced and knowledgeable, I pay him cash so extremely reasonable… and try getting someone to come fix something in 2 days in the middle of rain storms!!! I am not going to bother calling a bunch of unknown companies to come get up on that dangerous roof.
Regarding the railing. It is all done and bright shiny new black with all of the rust ground off after hours of work. I made an executive decision not to fix the broken welds, we will just fasten it down onto the deck really good. Two of the other owners of the Spanish unit like their Spanish style, but they have agreed to change the balcony railings down the line. The owner won the battle about the grills over the windows and those have already been taken off. So, he decided to postpone his battle over the balcony railings.
The deck waterproofing guys are starting to put on the coats of goo and finish coating this week. As soon as that cures and is done, we can get the dang railing out of the living room. We need to get it out of the living room in order to start building out the new fireplace on the other side of the living room from the existing fireplace.
One of the things my roofing guy is doing is getting someone to build a galvanized metal cap to go over the old fireplace chimney up on the roof. We need to cap it off permanently to avoid any water or animals from getting down the chimney. I get to scour the universe to find some rustoleum spray that matches the creamy stucco color.
@coralbrook this is a condo, right? Around here, roofing would also be the responsibility of the condo association. Any exterior work would be, especially for things that are contiguous to other units or where the association wants a uniform look. E.g. roof, siding.
And IF the owners were doing anything if this kind, the condo association would be all over quality control…for,the reasons you listed why this roofing job sucked.
Yes, thank you CB and all for posting the dining set. Good quality for the price sounds awesome. I’m sure it will not be her last one. We closed on the kiddie condo and want to move them into it. Their lease expires December 31, and the landlord gave them proper notice to vacate.
Speaking of t-home roofs, it depends on how the CC&Rs are written. We made an offer on a townhome (with no HOA), but backed off when we realized the issues with the CC&Rs calling for roof replacement on all units at once - ha, try to do this when there are 10 of them, and some are owned by slumlords. Thankfully for us, the greedy sellers countered, so we did not even have to waste inspection money to back out. The word on the street is they had to settle for another offer that was substantially lower. We also looked and seriously considered another townhome built by the same co, but there the CC&Rs said that each owner could replace their own roof as long as the style matched the rest. We passed… An HOA can be a PITA, but occasionally it is not a bad thing.
So @coralbrook - you’re back after what hopefully was a wonderful vacation, the rains of San Diego are over…how’s the condo going? Will owner be able to throw a whiz bang New Year’s Eve party and impress his friends with all his state-of-the-art dohickies? Or will you still be clearing mold?

We are desperately trying to get plumbing and electrical done for our rough building inspection. The steam shower unit did not arrive until Wednesday and it requires a cold water input, an emergency pressure relief valve 3/4 copper drain output to the outside of the house, a 3/4 copper drain line from the pan underneath to the outside. But the worst part is he bought every accessory gizmo they sell. There’s some kind of colored lighting system we need to wire for, a auto flush drain that must be drained to an ‘open floor drain’, remote control pad.
The auto flush draining is throwing us for a loop. We obviously don’t have an open floor drain in a 2nd floor bathroom. Am I supposed to drain this into the shower?? How does that possibly look good with a copper pipe sticking out of the shower wall? The auto flush waits 8 hrs to cool down before flushing. Why the heck can’t I just drain it into the ABS drain line? Instructions are nebulous. They say ‘indirect drain’, follow local bldg code. With a picture of a pipe hanging 3” above a floor drain. I’ve tried to call Steamist manufacturer 3 times a day for 3 days and have been on hold. Sent an email, no reply. Searched the Internet without any decent results. Searched the quagmire of plumbing building codes and I’m hopefully lost.
I think I have no choice but call for inspection and beg forgiveness about the drain and ask for advice.
Did I mention that another box showed up yesterday? Aromatherapy control box. What the hey??
Meanwhile, new windows got delivered direct ship by Milgard and one of them was broken. So now waiting for emergency window to install for inspection.

The problem I see is that this is all about this lawyer, with little to no respect for the folks working for him…who might have other jobs in the hopper. He keeps adding (ridiculous) things to his scope of this project. In the business world, that would cost him money…to make those changes.
He should be giving your crew, and you the full time from December 24 to January 2 off…with pay.
But since this seems to be all about him…my guess is he will be expecting you…to work.

So that smart toilet has a retractable spoke to shoot out cleansing water, to be followed by a blow dryer which “…eliminates almost all need for toilet paper or wet wipes…”. Although, in one review a woman mentions that men must have designed it.
