Just sit back and wait for the offer. Have a lovely glass of wine, or whatever your beverage of choice is, and go to bed early. You’ve worked incredibly hard, done a fantastic job, and have every right to be proud as a peacock right now.
ETA: If you think the stairs are going to be a problem, then you need to get more information about the possibility of a buyer also buying the alley from the city.
IMHO, if you provide too many alternatives to a buyer, the decision making will take much longer. Unless you want to keep the house for another month or two until May or June, you should provide that info only after you have entered in an escrow and all contingency have been removed.
The house must be sold as is, the paper ally will muddle the water and then the buyer will think:
How much that paper ally will cost? Should I offer X or X - paper alley
How much engineering will cost me? What are the city requirements?
How long will it take to get approval? Does it need Coastal Commission, Army Core of Engineers?
How about a contingency contract, pay it until that is approved.
etc… etc…
You do not want to get into a “developer buyer” line of thinking, if so that will never be end of it. Just like you don’t want to add a second floor.
If you really want a good price, all these paper ally, change street address and car port things should be DONE prior to the sale. At this point, do not volunteer information if it is just a hearsay and don’t try to get it from the city because things you do not know don’t have to be disclosed.
Fog cleared back about 30 minutes after Open House started, thank goodness since our main selling point is the views.
My agent got the feelers out about the pricing during the Broker Open House and there were only a few of the local brokers that felt it would sell about $870-$890k
Very good points… if I start any conversation with the City and I find out, for example, that there’s no way the paper alley can be purchased, I would have to disclose that. I think Artlover is correct… I always encourage potential buyers with questions like this to ‘have your agent research it for you’. Like if they have questions about when SDGE is going to put the telephone poles underground (which is starting to happen in the neighborhood). The agent never researches and nothing comes of it. Last thing I want to do is make some vague statement (that will later be considered a promise) about when SDGE is going to get around to doing something.
By selling my mom’s condo, I almost got into trouble. It was closed on Feb 18th, on March 3rd, FOR THE FIRST TIME the tenants below my mom’s condo report water leak on their ceiling, stating it was happening for two months.
Well, fortunately it was reported AFTER CLOSING so I have nothing to disclose, otherwise I might be liable for the repair. In addition, this might lead them thinking a conspiracy theory, in that I colluded with the tenants and purposely delay the reporting which I did not.
Be careful on disclosures in selling a house, especially in a higher priced house, the buyers are more sophisticated and they have the resources to legal advisory.
paper ally is a piece of land still owned by the city adjacent to the subject property that might be able to be purchased by either side of the property owner.
Alley owned by City that is blocked off, not paved, never used. But its on the parcel map with measurements and “appears” like its a continuation or connected to an alley in use. In this neighborhood there are several alleys that are blocked off and the remainder of the alley is very steep dropping down to next street. They are not feasible for car access.
Hopefully some of those guests were not looky-lou’s. The house is beautiful and someone will love it!
As you probably know (ben posting it elsewhere) my DS and his fiancee are house-hunting Nor Cal. I happened to be chatting on fbk with an old HS friend who lives in that area, and he mentioned that he and his partner have been looking at houses in the very neighborhood that DS want to live in! I said “oh no-- you aren’t bidding against my s are you??” He replied “oh no-- we are just looking for remodeling ideas for our house”.
As of Monday 1pm, no offers. But two more showings are scheduled for this evening.
We have removed all the trash from deck area and doing final staining. My guy showed up this morning and said “Gee, you didn’t paint the deck Sunday morning before the Open House?”. Uhhh no
Have already taken a huge load from garage back to my garage to try to clear out garage for showings. Then loaded truck with every possible thing we could return and spent 2 hours trying to get it unloaded and returned.
cb, you’d better post tonight. We all want to hear your stories, and also how the two showings went. (I know you won’t be there for them, but you’ll get a report, right?)
I will probably not hear any feedback from the showings. Usually an agent brings clients through and we don’t really hear any feedback unless they are actually very interested and going to make an offer.
I loaded some photos of the finished deck (minus some staining that got done today), the plumeria plant in it’s new home and the painted front steps and rooftop patio.
The wires are about two feet away into the alley. They are pretty close, but it is what it is. They are much higher than they appear though. The wires run all along the upper alley that close to the property lines and some people have roof top decks at the back of their property to take advantage of the views and they are very close to the lines.
