Anyway you can add the pictures of the new deck and that amazing barn door onto the MLS listing?
Yeah, especially views from deck. That will be significant
OK, thanks for the advice. I think if we drop the price I think we should just go to the $899k so that it will show up under the $900k threshold.
Also, I want to add more photos of the view deck and something that shows the barn door in the background or something because it does add another custom touch to the drab hallway.
Two showings scheduled today and one of them is a return… the couple from Chicago looking for 2nd home. Return showings are a good sign.
Even if you entered contract today it will take a long time to have the loan ready most likely in one month. These will be jumble loans, not easy to be approved.
I think artloversplus means “jumbo.”
With a return showing, I’d sit tight regarding price. Wait at least until after the weekend.
End of the day Thursday and no written offers. The couple from Chicago met my listing agent at the property and spent over an hour going over every detail in the house. They sat outside on the deck and inside at the dining table listening to the airplane noise. They decided the airplane noise was OK compared to what they are used to from Chicago Ohare. They then discussed any other potential properties in the Point Loma area. Their criteria are move in condition, no remodeling, views and under a million.
They are going to look at Coronado area tomorrow. Good luck under a million there. They will find some properties for sale, but no views.
Also, two other agents came through today ‘previewing’ for their clients.
The dang barn door ended up being more of an ordeal than I had bargained for. First it took a full day to build it, glue it and get it together. Then another day to sand, prime, install, fix, take down, plane the bottom and then discover there are a lot of issues with the baseboard in place, the drywall ‘bullnose’ at top of wall, etc. Then he gets that all fixed and discovers that the door is so heavy that the bolts/anchors are not staying in the drywall and it’s dangerous.
Off to Home Depot to get the thickest anchors/butterflies possible. Still not holding in the drywall. So today he had to open up the drywall and install two wood blocks inside the wall to anchor the top rail for the heavy door. Then it has to be patched up and mudded and we are still waiting for the drywall mud to get dry enough to sand and repaint the whole area again.
Uggh, it’s never ending!
cb, I’ve got my fingers crossed for the Chicago couple. I know SD and I agree that they won’t find views under a million anyplace else. Your house is the best one they’ll see!
You’ll have an offer from them by the end of the weekend.
I’d also wait until after the weekend before considering dropping the price. You have a gem and don’t want to start bidding against yourself. You know you have the best, lowest priced jewel on the market, be a bit more patient. You’ve come this far and you don’t want the low-ballers anyway.
“Uggh, it’s never ending!”
That is why I think you should have more money reserved for labor and material.
There is no such thing in “EXACT Budget” for home project.
Agree with 3scoutsmom. Get the door and deck pics on MLS!
Maybe you should forget about the barn door…It may be more trouble than it’s worth. The house is lovely as is.
I have the impression that it’s hard to change pictures on MLS but the deck and barn door are must sees.
Where did you get the triple light fixture that is in the blue vanity bathroom? It looks vaguely nautical. I think I need it.
Believe it or not I got the triple light fixture in brushed nickel from either Home Depot or Lowe’s. Probably Lowe’s because they have better lighting. It’s hard to see in pictures because it is clear glass and I have a clear light bulb in it.
Found it, here it is. Just a hint of nautical/beach

Regarding adding pictures to MLS. It’s technically easy to add pictures to MLS, but the issue is that the professional photographer is long gone. We would have to add some photo taken from cell phone or regular camera by myself or listing agent. The photo would not have that ‘well lit’ appearance and probably look weird stacked with all the other ones. But I will talk to her about it. Both the barn door and view deck are very desireable features
How much to have the professional photographer come back? The deck view could be worth it if a clear day.
I would insist that your realtor pay for the photographer to come back and take pictures of the view from the deck as part of the marketing of the house.
Professiinal photographer coming back at 1pm to take more photos. Hopefully we can get them loaded tonight.
But the good news is that the Chicago couple came over last night at sunset and stood around on garage patio checking the evening views and noise.
Then they showed up again this morning and asked my carpenter to show them all the drainage system we put in because they couldn’t find it yesterday with my agent. Looked at garage again also. Toldmy carpenter “they are going to be making an offer”
Fingers crossed. They will be making an offer through my listing agent so there will be savings in commission.
Great! While she’s there can the she take another picture of the back room without the pile of rugs;-)
Just giving you are hard time CB! I’ve really enjoyed this thread!
I keep waaaaaaaaaatching this thread . . . . .
