I dont think they are retired couple. They are buying second home here for themselves, friends and family to use. Have no desire to hold it as vacation rental. They look about 50, and physically fit. They just came back to their car after walking down to the beach. Technically its only 7 blocks but those last 3 coming back are steep and long!

Offer came in verbally at $872k and he wants to finalize by tonight. I know how he came up with that exact offer. He knows that there is savings to me to go directly to listing agent but he thinks its 3%. 6% is not normal in SD, plus I have negotiated a lower commission with my agent.
I have verbally countered back at $890k which is equal to $899k to me. I save 1% in commission
Meanwhile another couple from Oregon just stopped by. I am sticking to that priceuntil weekend is over.
He took $899k bottom of th range and reduced by 3%
Is the offer clean? When would the deal close?

See what the Oregon couple has to say tonight. Sometimes knowing there’s another offer on the table can make the property seem even better than it is.
Fingers crossed!!! I’d keep the details of your negotiation strategy to yourself until after an offer’s been accepted. You never know who is reading this thread. (As much as I’m dying to know the details!)
I made it clear in my reply that i will be waiting until after the weekend. The $899 is exactly where i wanted to list. The $925k was my agent’s idea. I wil be happy with $899k because i can fudge a little and brag $900k to my investors and friends. Essentially the $890 is equal to an offer at $899k if they had an agent.
Im not sure the Oregon couple are ready to pull the trigger. They live half year here and half year in Oregon. I think they stay with relatives and have just decided to start looking. They showed up walking with their dogs.
But we definitely have showings scheduled which my agent told him about.
