Party time!!!
Congratulations! I bet the buyers feel the same way -happy to be able to find a home so quickly.
Can you add a clause onto the contract stating that the new owners need to continue to post pictures to CC as they decorate and more in their own furniture?
I’m going to miss this house!
Funny you should mention the new furniture. One of the creative things I did during the negotiation was pull the price up just a tad by offering to leave the white outdoor dining set and the comfy turquoise chair in the front entry area. These were items that I had to purchase to fill out the staging and I really don’t want to have to try to store them anyway. They wanted the living room couches but I stole most of all that stuff from my own house and don’t want to lose it.
Congrats CB! Fingers crossed all goes well today with signing the papers. I have loved following this adventure of yours. I’m excited to hear where your next flip will be here in San Diego!
Congrats on a job well done! Here’s hoping all the signing/inspections/etc go smoothly and quickly.
I just realized… I’m going to miss this thread! Can’t wait until you start a new one, cb!
I think CC should pay cb for having a thread like this. It increases clicks and time spent on CC.
Congrats, CB! Can’t wait for the next search.
Yesterday was an exhausting day. This morning is going to be exhausting also. There is no such thing as weekends off when you are involved with Real Estate.
The buyer’s Home Inspector is coming today at 9am (Sunday).
The party last night was a mixed success. I had a ton of food, including lobster and poached salmon. Spent yesterday afternoon poaching a big slab of salmon and making a dill sauce and steaming the lobster tails, pulling out the meat and chopping it up. Since the majority of my workers are Mexican American (well, like all of them) I mixed the lobster meat with some Pico de Gallo just to add flavor and a lot of lemon.
Since these are guys, not one of them RSVPd except for the tile guy (who then texted during party that he could not come). So, I did not know if I was going to have 4 people or 20 people. Unfortunately that means you buy food and beverages for 20! For the first hour it was just my carpenter, myself and some of the carpenter’s friends who don’t like seafood. Then the roofer and his family showed up and then a bunch of my friends from the neighborhood showed up. My friends didn’t eat any food, they just wanted to see the house. My full-time laborer did not show up after repeatedly confirming he was coming. My carpenter explained at the end of the night that he was probably very scared to show up at La Dona’s (that is what they call me, I have no idea why. It means ‘lady of the ranch’) party. That’s fine, if you don’t want to come, just make up an excuse why you cannot be there! Uggh
But we had a wonderful time. My carpenter was ecstatic that he got to eat all the lobster and poached salmon. He was in heaven. It was a beautiful night in San Diego, 85 degrees during the day, probably about 78 during sunset. For once we just sat out on the deck in the comfy furniture and just talked and enjoyed the incredible view and gorgeous sunset. It was a lot of fun finally sitting still and enjoying everything.
The contract did not arrive into my email until about 4pm. Knowing that the buyers, agent and Home Inspector were coming at 9am I had to stay at the project and make sure every possible bit of all that seafood and trash had to get out of the house or it would just stink when they opened up this morning. So, I signed the purchase contract at 9pm last night and yesterday counts as the first day of escrow.
They are shooting for a 21 day escrow. My agent has already contacted their mortgage officer (who responded over the weekend!) who confirmed that they think they can process the loan by 21 days. That makes a closing on Friday April 3rd, but we are all shooting for a closing on Monday April 6th. I just might make it through this!! I’ll just have to pay some bills a little late and property taxes are not due until April 10th. Luckily the project house property taxes will be paid out of escrow and I will just make it through everything else by the skin of my teeth.
Never a dull moment! Now I am rushing over to project early this morning because I have a lot of things to do before the Home Inspection. Usually I try to pull out all the manuals and warranties for everything and line them up on the counter, including remote controls and instructions for some of the systems so they can test them.
cb, I hope that after today you can lay back, put your feet up, and take a well-deserved snooze!!
I’ve been through a number of home inspections, and I’ve never seen anyone do this! You really do go the extra mile. I hope they appreciate it.
@coralbrook, the inspection must be over. How did it go? Do you have anything you need to fix?
(Or maybe coralbrook is just a puddle of exhaustion right now, and not even checking CC.)
Three hour time change. I betting the inspection hasn’t yet ended. It’s only 11:30 there!
Hoping it went well!!
I’m guessing that an issue was discovered and cb is fixing it right now.
Let’s hope it’s not flaking paint!
I think the inspector has to write up the results of the inspection and provide it to whoever paid for it. As detailed as CB is, I have my fingers crossed that the inspection is crystal clear!!
If any issues are discovered I trust they are nit-picky and easily remedied. CB has been so thorough and has proceeded so smartly and carefully with the work on this project. I sure hope the buyers aren’t using minor insignificant things as bargaining chips at this point.
I really do feel as though a season of my all-time favorite tv show is winding down right now. Fortunately it looks like the “season” will end decisively with a quick closing. I’m already worrying about how long we’ll need to wait for cb to start the quest for the next flip. Will she switch neighborhoods? Will her crew stay with her even though they didn’t all eat the lobster? Will she choose a similar type of home next time around? Believe me, I’ll stay tuned. Will the nice inspector be involved in the next job? You better believe I’m going to stay tuned!
Oops, poor editing! Can’t we still go back and edit our posts? I don’t see how/where. Sorry, folks.
On my kindle, there is a little cog in the upper right of my posts that lets me edit in the time frame. I have to touch the screen where the post # appears to see the cog. Seems to vary by device.
