Fantastic news, cb!!!
Congratulations, CB!!
Wonderful news!! Congrats!
Excellent news to wake up to!!
I’m eager to hear all the balance sheet details of this project once the dust settles – how much you spent on the house, permits, loan payments, etc., during the time you had it and how much you finally made on the deal. Sadly, even though this was a home-run project, your hourly rate probably turned out to be less than $5!!
I don’t think the OP should think of her hourly rate - it’s a labor of love and she did great! Congrats OP!
jym, I disagree. It’s not a labor of love – it’s a way to earn a living. I’m not at all suggesting that she stop doing it if her “rate” is too low, but I think the rest of us flipper-dreamers need to know the reality!
But if its what she loves to do, and can make a hundred thousand or more (hopefully several hundred thousand) in profit in a few months, thats a nice income! And she loves doing it. How many people hate their jobs? I just went to a crafts show yesterday- these people are very talented- spend hours making their various wares (weaving beautiful fabrics and making clothing, jewelry, wooden tables and bowls, whimsical things, you name it)… They put in hours into their work and then into travelling to shows around the country. They probably do not get reductionistic and calculate their hourly wage. Its just not the way they operate.
Congratulations on the deal! It may have seemed a long time coming to you, but to me this was a very fast sale and the overall response is a testament to the great work you did on the house. I hope the buyers realize how lucky they are to be buying a house from someone who really cared about doing quality work.
I hope you’ll share your next project with us.
Good morning everyone. Up early and nervous, don’t know why. The buyers are moving fast. They are returning to Chicago on Monday and they want to try to find a Home Inspector that will come do the inspection on Sunday. Yikes!! we’ve got to get ready for Home Inspection now. That usually means that we crawl under the house one more time to see if any surprises came up during the last couple of weeks (like water under house or something - it happened once to the tune of a giant lake under the house from rain that we had never seen before. It was a nightmare involving crawling on bellies with sump pumps and emergency $2000 french drain system)
Meanwhile we are having our worker party this evening at the house. I will be cooking and prepping all day for that. We have a tradition where I buy lunch for everyone working on Fridays. A lot of times I will ask “what do you guys want for lunch today”. They always reply “Lobster and Caviar” (I can guarantee that they wouldn’t like caviar if they ever tasted it"). So, just this once I am going down to the docks and picking up some local lobsters, broiling them and making a lobster salad. I bet they actually don’t like it when they try it.
Hope they don’t trash it too much where I have to be cleaning all morning tomorrow before the inspection!!
And, I need to do my Seller ‘homework’. This involves the standard Seller Disclosure forms but I always write about a 5 page detail addendum explaining all the work performed and any issues they need to be aware of. That will take all day also.
It probably says quite a bit about my CC addiction that I was making my bed this morning and thinking that I hoped I would find good news from cb this morning when I logged on:) Congrats on a good outcome from all of your hard work!
Congratulations!!!
CB: i dont know you, but you are probably one of the most industrious people ever!
Do you ever slow down?
(I’d like to think i’m not as industrious as you as i still have younger kids at home and am dealing with their daily activities/homework/life. right?!) Very happy to hear about the pending house sale. You’ve worked so hard. And – your CC posts have been great. I like how you physically describe how to accomplish certain tasks - quite helpful.
cb, I would think that this thread could provide you with some excerpts (laundered, of course) for your five-page seller disclosure. Don’t try to re-invent the wheel.
What about the former owner (Walter?) Is he coming to see your ‘Miracle at 2017’?
Congrats again! Any leftover lobster salad, you can send our way! Virtual party!
I LOVE Caviar, send some on my way, would you? Those at The Huntington Library afternoon tea was the best!
I sent photos to the Estate Administrator last week. I told him that I would love to invite Walter over to see the remodel, but I wasn’t sure if it would be too emotional for him. He said he was going to show the photos to Walter and he just couldn’t believe the transformation! I haven’t heard back from him so I don’t know if Walter is going to come visit.
The buyers shared with me yesterday that they found some of the ‘before’ photos on the Internet from the previous listing. So, at least I don’t have to try to disclose what this place looked like before the remodel. Yuck!
I don’t think I’m required to disclose the poop adventures during the remodel
Those before photos were on MLS, you cannot miss it, so is your price paid and everything about the previous owner.
I think its great that they can see what it looked like before and all the fabulous work you put into it!
