Flip This House #3

Me three or four on the painted siding: looks great!

Wow, those pics of the guy hanging off the roof is BEFORE we got the 2nd coat on. It just must be better pictures in a different light

Thanks for the 2nd vote on repainting the bathroom - the yellowish cream is screaming out with the pure whites and pale greys next to it.

Agreed on the bathroom repainting, and another Yes! on the exterior color. Such a happy house.

Agree with everyone that the paint is too yellow in the bathroom but the house is shaping up gorgeously! Must be hard knowing that you can’t just keep it, but I’m sure you’ll get a lot of great offers on the lovely home!

I have just ordered the large shell chandelier in grey because a) its on sale for $299 which is a great price for such large piece, b) its available to ship immediately and c) I think its unique and makes a statement. Hope i don’t have to return it

Ballard Designs Alessandra grey chandelier

Can’t wait to see the chandelier installed. I think it will look great:)

I can’t find it on the Ballard Designs site.

Whoops – yes I can. Never mind.

Kinda cool. I like it. @coralbrook, where will you hang it?

Its too late now. But I got a quote for outside colored stucco actually is not much more money than paint! and it does not need as much prep.

Sorry being busy and cannot charm in.

The lighting certainly is distinctive. I personally wouldn’t like to dust it, but it goes with the blue and ocean view and rustic driftwood piece over the fireplace. It certainly is an interesting accent piece.

It’s looking great, CB! I love the color on the exterior. As someone with a lot of white and grey in her home, I’d love to know the name of the paint your replace the swiss coffee with.

It sure is fun to see it all coming together. Looking fantastic!

Everything is getting really exciting! It is so great to finally see a vision coming together.

The large shell chandelier will be hanging in the tall cathedral ceiling in the living room.

Funky driftwood mantle got installed today. It took a lot of little modifications and I am going to have a really hard time trying to find just the right ‘wash’ of paint on the end that we had to cut (right side). We now have to quickly paint that wall before we glue it into place. It will have to be glued down to the fireplace ledge because there is no other way to keep it solid on the ledge.

Lots of painting going on - found the PERFECT palest grey for repainting the bathrooms. I am also going to use it in the main rooms because it looks like white from a distance, but it has just enough contrast to make the white trim work pop. It’s really important that the trim work pop because there is a lot of money and time invested in all the trim work in the ceilings and walls.

Also, main bathroom is getting tiled now. lots of expensive tile lying around.

Some photos loaded.

Would love to know the name of the gray paint!

cb, the DW looks terrific next to the sink. The kitchen looks fantastic!!!

I haven’t put up the color I selected completely in the bathrooms yet, but the color is

Drifting Snow
Glidden

It’s a Glidden color but I had them mix it into a good quality Behr standard paint at Home Depot. They got the color mix wrong at first - too white. So I made them fix the mix so now it is a ‘custom mix’. However, if you can get the Drifting Snow color swatch out of the Glidden display and get it mixed to Glidden (which is not really good quality paint but it would match perfectly) or make sure that the mix they make perfectly matches the Glidden swatch.

I forgot to mention that the plain cabinet to the left of the dishwasher has been wired so that buyer can put a wine cooler into the cabinet. I know that wine coolers are the latest thing but I don’t really want to buy one. But the 18" cabinet has been configured with an outlet in the back to fit one of the small ‘cabinet ready’ 18" wine coolers if someone wants to install it there. I keep looking at the kitchen hoping that there is enough cabinetry for decent storage, but I just really do not want uppers in there to make it claustrophobic. There will be a large pantry closet in the laundry area for more storage.

Very worried about the storage in the house - hoping the buyers won’t over think it. There is a lot of storage room under the house in the very large crawlspace that is about 5ft high, a little bit of storage in attic area above bedrooms and bathroom and the entire office room in the back. I hope that is enough!!

cb, if a potential buyer is concerned about storage space, they should just head on over to the “Bag a Week” thread.

Love the large kitchen sink! You’re making really smart choices. I think skipping upper cabinets is the right one. The open feeling trumps storage in this instance, IMO. Since it’s a brand new installation, buyers could always get the cabinetry information from you and have uppers installed after purchase (unless the style has been discontinued).

Because of the steps, I’m assuming that your buyer will be young, maybe moving from an apartment. So, in theory, they shouldn’t have as much “stuff” as we, ahem, more mature individuals.

Yes, I cannot even imagine trying to remove all the crap from the home I’ve lived in for 20 years and stuff it into that little house  I would need to up my game to Two Bags a Day

Since it only has two bedrooms, I suspect it will be bought by a rich single or a couple with no kids.

(It does have only two bedrooms, right?)
