House has two legal bedrooms, but a buyer could turn the ‘non habitable’ utility room to a bedroom very easily. It just has an outside door, you cannot access the room from the house.
I loaded a couple of pictures of the pale grey paint color in the living room. I was too busy today to take pictures. I was helping paint up all the rooms and trying to make a difficult decision on whether I like the glass subway tiles I chose for the insert of bling in the shower. Still haven’t decided. Also, I think I may have gambled with a steel blue in the master bedroom that may be a little much for some buyers.
So, my agent is coming over tomorrow to look at the blue color in the bedroom and the glass tile before we finish painting up the room and putting the tile up.
That grey is very nice. Soft and subtle but it does set off the white woodwork! I’m kind of addicted to this thread.
I was at Home Depot and picked up that paint chip, along with a few others!
cb, what will you be calling the utility room when you list the house? – an office?
So when do you expect to list it now? Sounds like a week or so?
My best guess for timeline is:
This Week
Finish all interior painting, including repainting bathrooms
Kitchen countertops installed
Fireplace mantle installed
Main bath tile and grout done
Get monstrosity vanity into bathroom
Shoot cellulose insulation into attic above bedrooms and bath
Finish exterior front entry paint and all doors
Paint exterior walls
Next Week
Sand and refinish floors (cannot go into main house all week). This takes a lit of work to get ready removing everything from house. Appliances will have to be put outside for awhile because we cannot install until kitchen floors finished
Flooring in back office
Shower glass door on back shower
Vanity and plumbing installed
New toilet (we broke the original new one)
Baseboards and lighting and bath mirror
Dig post holes for deck
Clean up landscape
Week 3
Build deck
Landscaping
Finish main bath
Closet doors and all doors installed with original hardware reinstalled
Install appliances
Lots of baseboard installation
My agent wants to put up Coming Soon sign as soon as floors finished. I think there’s still a full 3 weeks to get ready for photos
Here is the million dollar question: Are you going to stage or not?
Yes, we always stage. Did not have the means on the first couple of projects and have sold 3 or 4 before completion. But always stage for listing photos. I personally feel it makes a world of difference in the photos. And nowadays buyers are always looking at the photos before making the decision to look at a house.
Its easier for me to stage because my agent has inventory and she covers the cost from her commission to keep my business. But for this house we are going with a different style so we may have to rent some white sofas and we need some good pillows with pops of color
We finished all the painting of the interior except the wood trim. But I did not like the steel blue in the master bedroom - it was just too much. So I need to find a new paint color and, once again, repaint the room! Also haven’t repainted the main bath with the pale grey because the tile guys are working hard in there.
I decided I did not like the clear glass tile insert with the white large subway tile. It was just too boring, not enough contrast or interest. After many different ideas, it looks like we might just put the same intricate marble mosaic (expensive!) that is on the floors into the insert. That was my agent’s choice. You can see a glimpse of the intricate floor tile in one of the pictures.
I took the tile all the way across the back wall to open up the room a bit and give an appearance of a larger room. But as soon as the tile guy put in the top row of tile I saw a major problem with the old house - see if you can notice in the pictures loaded to Flickr group. My agent noticed it right away when she walked into the room.
Installed the stainless range hood today also, but forgot to take a picture.
You mean the fact that there isn’t a square, plumb, or straight surface in the entire building?
What are you going to do to the right of the bathroom window? Are you going to fill that?
Yes, tile is going to get installed to the right of the window and below
Note the top row of tile going across. There is a big difference between one side of the room and the other side of the room - it’s off by almost 1 inch!!! The tile is making it very very obvious
Yeah, but it is what it is. Of course you want the tile going to the ceiling in the shower. Are you considering a different tile that might not show the difference so clearly? I’m not sure what tile would help with that – something much smaller?? Or, much bigger tiles at the top in terms of height, so the 1" difference won’t be so apparent??
Very few people will notice. Most people just don’t have an eye for that kind of thing. They will be too dazzled by the rest of the bathroom.
I agree with @notrichenough.
Smaller tile will not show the difference so dramatically. With teeny tiles, you can probably add another layer to make the tile go all the way to the ceiling.
I like the large white subway tile. I’d agree that using the floor mosaic would give it some interest in a nice way. I generally prefer neutral bathrooms where I can add color with towels and paint, if I want to, rather than having a color imposed on me by tile/fixture choices.
I don’t think the slope of the ceiling is a big deal. But then, I love and am accustomed to living in old houses.
Well, I am not sure these fine tuning will make a difference on selling price. These are personal preferences and the future buyer may just rip it all apart and re-do what THEY like.
I don’t think the slope is unexpected for an older home. I wouldn’t worry about it as long as the floor is level!. I like the white subway. My preference would be for all white subway without an accent, but the mosaic is pretty.
A lot of buyers these days don’t want to lift a finger, and will reject a house if a color is “wrong” or they don’t like a vanity or whatever.
Although in such a highly competitive market it might be less of an issue.
I think the house is going to have multiple bids, sell over list price, and sell (that is, a signed contract) within one week of going on the market. In this market, with this house, I really don’t think someone serious is going to reject the house because of a paint color.
