Eager to see more photos.
Just checked the pictures. I can really get a good overall feel for the house with today’s pictures. You are getting some great “fun” results now!
It’s great the floors were in such good shape. They will look spectacular when they’re done.
We sanded the floors today. Because they have been under paper for 5 months I didn’t know what to expect when we got started. We have only one small board with Termite damage. And about 3 boards in living room with significant water damage. There was also dark stain in living room that didn’t sand out. I just said “Hey, floors are 80 yrs old, it is what it is”. But the flooring guy just couldn’t let it go so he said he would patch it for free. They will still be sanding again tomorrow. Then sealant and then 2 coats polyurethane. Hardest part is trying to get the old aged wood to blend with the new wood. It takes a lot of sanding.
Meanwhile regular guys installed back bathroom vanity and all the plumbing. Plumbing was a challenge because water had to come in from side wall and drain cannot go in back wall because of the cement wall behind the bathroom. Then we tried to install the glass shower walls from package and,of course, the walls are not level at all. This is causing the swinging door to be out of square and it wont open or close right. This is especially aggravating because I really made it clear to drywallers that walls in bathroom had to be level. My carpenter is blaming the drywallers of course.
Well, its too late for shimming the drywall from the behind. One way to do it without taking the tiles apart is to leave the shower entry as is without the glass doors put a shower curtain instead.
How does the glass mount to the wall? IIRC all the ones I’ve seen have adjustments for out-of-plumb walls. It should be built into the connectors or hinges. There has to be something because you can never count on a perfectly plumb wall.
You can adjust the glass to certain extent, I am sure their installer has used up all the adjustments.
We definitely used the wall adjustments but this stupid out of box set has two satin metal bars across bottom andr top that forced the glass panels back into place. Ill load a pic to show the issue.
Then the alternative will be custom made glasses. $$$$$$
Pictures loaded but you really cannot see the glass door issue in the photo. Of course my carpenter told me I would have to take the shower glass door somewhere and get it ‘cut’. Are you kidding??? I’m not trying to haul a fragile glass panel to some glass store. They will refuse to cut the tempered glass because it needs to have a polished safe edge. Not as easy as he thinks
cb, I am a very visual person with a keen appreciation for color. As long as the front door paint looks uniform, I wouldn’t spend a second worrying about repainting that door at this point. It’s not like someone is going to make it to the top of the stairs and decide not to enter because the blue isn’t as rich or as compelling as you had envisioned. There are a zillion little details to consider. I’d let this one go. The door looks fresh and marine, and once someone steps inside the house they will be enthralled by the lovely details, quality workmanship and thoughtful planning you’ve implemented in this project. You’ve done a fabulous job of marrying function with form.
I work with glass, you CAN NOT cut tempered glass it will shatter, that is what is designed to do! (has nothing to do with a polished edge). The only way to cut tempered glass would be to run it through a kiln to “untempered” it, cut it and them run it through a very specific heating cycle to re-temper it. This is a very iffy process as the glass could break at any point and the glass could devittrify (get a scummy haze) in the process. I can’t believe anyone that knows anything at all about glass that would be willing to do this and even if you could find someone willing to do this it would cost more than having a new door custom made. If this is really tempered glass, and it should be, your carpenter is nuts to suggest cutting it!
Thank you, I knew it was a nutty idea. Back to trying to adjust it
Nice! And we finally get to see what you look like!
Doesn’t really look crooked in the picture. Did you already attach the frame to the walls on the left and right sides? Seems like you should be able to move those around a bit to get everything lined up.
The hinges that attached the movable part of the glass to the stable part of the glass on the right should also be adjustable to some degree. By tightening the one on the top and loosening the one on the bottom, that may adjust the door enough to close.
Is it also possible that it’s not the walls but the floor that’s the problem? Not that that makes anything better . . .
I don’t see a handle on the movable part of the glass – something to use to swing the door open and shut. Am I missing something, or is there no handle?
And the paint color for the bathroom is definitely better than the previous one. You were absolutely right to make that change.
There’s a hole in the glass for the handle, it just hasn’t been installed yet.
Handle hasn’t been installed yet because we are still trying to adjust the door and walls. We are going to try again with a clear head this morning.
This @#$#$# issue is causing a delay because I really wanted to start installing the flooring over the concrete floor in back room today and get that done. We need to be moving on to building the deck or we are going to get way behind. We are concentrating on everything we need to finish that is outside or in back room while they are refinishing the floors in main house.
It took another 3 hours to fudge with the shower door and we finally got it to be functional. Door actually closes and does not look way out of line.
BUDGET UPDATE
I just hate the day that I’m going to reveal how terrible things are going in the budget department. It’s absolutely embarrassing but I guess I promised the reality of flipping.
I believe that my estimate about 3 weeks ago was $136,000 total for renovation costs.
Well, we are up to $141,000 now and the bleeding hasn’t stopped
Just today the cost for refinishing the floors went up another $500. My original flooring guy that I have used for 5 years gave me an estimate in September before we covered the floors up. Then he had the gall to go get a real steady job and referred me to another guy. The other guy promised to honor original estimate but then he gave me some BS that the price of polyurethane went up so he needs to charge me 25 cents more per square foot. OK, what is a girl to do at that point??
But today’s issue is that no matter how much he sands down the original floor they have a darker color than the new wood that has been patched in, the new front entry wood and the new kitchen floor wood. There is no way the floor is going to look cohesive with natural polyurethane. So, I had to bite the bullet and make a decision that we have to stain all the floors to get them even. I did not choose a dark stain. A very minimal ‘weathered’ stain will hopefully do the trick. We will see. But, of course that is more money!
Here are the areas that went way above budget:
Demolition (again, again, again! Geez, you’d think I could buy a house that doesn’t cost an arm and leg to haul all the stuff away) $5,800
Roofing - original estimate $4,000, actual $8,200. This is the one that really baffles me because I usually am right on the money with roofing estimates.
Landscape, fences, drainage - original estimate $5,000 but I know I am going to be close to $9,000. Mostly from building fancy drainage and relaying patio in back courtyard and that dang nuclear retaining fence
Permits and Stuff - about $13,000 to $15,000
Flooring - original $2,000 and I think it will be about $3,500. I just went out and purchased a high quality laminate wood floor for the back room. I went to my regular place and fished around in the back warehouse and found something that was left over since I only need 120 sq ft. He gave it to me for $1/sq ft.
Plumbing - original $4,000 and it will end up about $8,500 because of the debacle with Big Dog plumbing and having to redo all the plumbing work. This includes cost for tankless water heater
Electrical - original $4,000 and it will end up about $8,000
Kitchen - probably about $4,000 over budget because I wanted to get some nice things like the ceiling. Total $20,000 but that doesn’t include plumbing, electrical and the new flooring.
Bathrooms - original $7,000 for both bathrooms but it will be about $10,500. Probably because I purchased some high end tile for both bathrooms.
Ugggh, I could go on and on. Not to mention over spending on lighting because I want everything to be ‘just right’
Are all the additional overages above the 5K overage from the 136K? Ouch!
