Flip This House #3

I’d missed a few of your recent photos. I love the way the fireplace turned out! And the kitchen and bath are really, really nice.

coralbrook, you are really convincing me that we don’t want to build any additions! The potential for delays and disasters seems so high.

Maybe someone would like to build an incline elevator. The steps up to house certainly look like they would be very difficult and unsafe with crutches or a walker so I can understand the buyer’s reluctance.

coralbrook, your thread often reminds me how useful a Ye Gods! button would be.

no handicapped buyer will ever thinking of buying that house. so do not worry about it. The buyer will be a 40 some tech person with $$$ who needs exercise everyday after work.

Why the mail box cannot be on the “other side” of the house where the garage is? So that the “owner” does not have to take three flight of stairs to get mail.

Sorry, my fault of not looking the pics. The garage IS on the same side of the mail box. Now I can see the orientation of the house. Basically, everything has to go through the stairs to access the street, the garbage, the mail and the garage. Great hill top view!

Thought about a parcel I am selling, it is a land locked parcel, ONE mile from the street. The other sides are surrounded by public utility water shed, you can helicopter in, it is big enough at 145 acres.

LIGHTING !!

Today is one of the few days that is pure enjoyment. All of the beautiful lights that have been in boxes at my home waiting for just the right moment to drag them to the project. Today was the day!!

First, there was a clear winner for kitchen pendant. I held up a lot of the ones we discussed that I had purchased (and I now will have to return). Remember the colored Pottery Barn seeded glass pendants with a band of silver on bottom? I was walking through Home Depot the other day and there was clear seeded glass, with the bell jar shape I wanted (because I saw this exact style in a lot of cottage design photos), with the band of silver across bottom!!! How did I get so lucky?? All the elements I loved in one light. It was a no brainer when they were held up, they were perfect. Only $69 each. Unfortunately they don’t look so good in my cell phone pics

Then the dining room lamp with the little bits of shell dripping down out of the white gauzy drum pendant and the enormity of the giant grey capiz shell chandelier in the living room is a huge statement piece. I couldn’t be happier.

Oh… other things got done today also, but who cares!! We passed the stupid Duct Testing and now I am going through paperwork hell to get some California Energy website to release my certificate that I can hand to the City inspector. Installed the stove and the built in microwave, cleaned out under the house in the crawlspace and more painting.

Pics loaded

I forgot to mention that I had all the wrong light bulbs. The light bulbs don’t look good in some of the fixtures. I need to go out and get some clear bulbs for some of the fixtures.

Love your light fixtures, especially the capiz shells. I am amazed at the overall transformation of your property. You deserve to make a good profit on it.

It’s really lovely, all you’ve done to transform this house. You and your workers are amazing! Here’s hoping for an exciting bidding war!

Oh coralbrook, the lights are perfect!!

The lighting just adds to an already amazing project. Thanks for sharing all the new pics so promptly. I know you must be getting excited to get to the finish line. You’ve spent so much time, effort, and money on this one that I think it will be interesting for you to drive by occasionally in the future to see how the landscaping is maturing and see how things look with owners living there.

We are all really going to miss this house. Think the buyers will post updates for us as they decorate?

Also - are you looking for the next one yet? This feels like coming to the end of a Diana Gabaldon book - boy that took a long time, and when does the next one come out?

Today the shower glass will get installed for the main bathroom and we will install some more bling like the bath mirrors and stuff. Also, we need to reinstall all the original hardware on the original interior doors and get them installed.

Countdown is coming. Photos for the listing will be taken on Monday. I have a lot of cleaning up of the patios, get the patio floors painted and get everything staged.

Oh wow!!! The seashell fixture is so perfect! The song Chandelier is playing in my head.

(Do not worry about landscaping. Some people like to grow things. Here is the PNW builders usually do not landscape back yards. When we were buying this house, I specifically told the builder - no landscaping even in the front. Mr B and I were the master landscapers as well as laborers  )

BB, you’re made of tougher stuff than I. I always have grand plans, and after two or three sessions in the garden, I always throw in the towel. And the trowel. :-SS

Its looking fabulous!! Any offers yet??

It is beautiful. My H used to build spec homes and I love that your house has a female touch in the finishes. I think your extras will sell the house. I wouldn’t worry about the landscape. Put some mulch out. With the drought it makes sense.

Back to Reality.
After almost a dozen lights unpacked out of boxes, appliances out of boxes, you name it, another day at the dump. We had to put plywood panels on the sides of the pickup bed and overload it. Sanford and Son goes to the dump yet another time. We went to the big central dump this time and the line of cars was unbelievable. It took 20 minutes to inch up to the gate. Had to go to the big dump (usually go to a small private dump that is inside a building - it’s very weird) because I needed to get a large load of mulch to take back. They take a large bulldozer and just pour it over your truck and some makes it into the bed! Of course the truckload of mulch only covered the front landscape of the house. Will have to go back for more mulch soon.

Final inspection scheduled for tomorrow morning. I think we are there but you never know. I even had a couple of guys cleaning and raking everything under the house just in case he sticks his head in there. Unfortunately they found a wet area under the kitchen. It is not leaking plumbing, we think that water from recent rains came in through a large hole in foundation where old plumbing was going through. So we will need to fix that.

Staging furniture arrives tomorrow, and we will just put it in the living room until all of the baseboards get their final coat of paint.

A couple more pictures loaded of the refrigerator and microwave installation.
